Do not live in the Chrystie if you want your security deposit back!

I lived at the Chrystie for two years and loved it for 1 year and 9 months of that time -- the management was exceptional, responsive, and cared about the tenants. Unfortunately, in the late spring of 2023, the management changed and they are TERRIBLE. Completely unresponsive, generally rude, and evasive. It says in our lease that we are supposed to get our very substantial security deposit back within 14 days of our lease ending, and it has been over 2 months and we have still not received it, despite numerous emails and phone calls to management. They either don't respond, or they give an excuse for why they don't have it but can't explain further. Living in a doorman building is supposed to make your life easier, but I cannot recommend this building (or any that FS residential manages) because dealing with FS Residential management is a complete nightmare.

Management is focused on "extracting value" from the building, meaning plenty of surprise fees and cost-cutting over the past few months, and more to probably come . Maintenance is understaffed and trying to handle major problems to HVAC and water unsuccessfully because of underlying issues. There have been a least a week's worth of days this year with no hot water, brown water, or no heat/AC in my apartment. Units constantly smell of smoke from other tenants.

Some safety concerns in/around the building at night- a fire was recently set in one of the garbage rooms, gym is underwhelming (with very high amenity fees), and cockroaches/dead birds in the outdoor areas. I think the building is very overpriced compared to the neighborhood, and after multiple lease renewals, have been impressed by what other nearby properties are offering instead.

I love this apartment. For Manhattan, it's HUGE and has plenty of closet space. It's a doorman building and the staff is very friendly. The kitchen is a galley, not open, but is bright (window and light) and has tons of cabinet space. The trade-offs are no in-unit laundry (there's a large laundry room in the basement), no outdoor space, and no gym. It's a cat friendly building, but new tenants are not allowed to have dogs. The location is perfect, steps from Central Park and between the Columbus Circle trains and 56th and 7th (NQRW). It's a 10-15 minute walk from door to class.

I have had a fantastic experience living at 7W21. The management is fantastic, the staff is extremely friendly and caring, the apartments are beautiful and they have top-notch amenities, including a gym, tv lounges, a game room with a golf simulator, a small dog run, and a rooftop with grills.

I got a COVID deal, so my rent isn't representative of the norm these days, but the building has great amenities and great management, would highly recommend it. The only downside is the A/C doesn't work great and a 10-15 min walk to school.

Good apartment - quiet neighborhood, pet friendly. Doorman 24/7 - they are all extremely friendly and helpful. Two elevators in the building, laundry in the basement. No issues at all - management is easy to work with and the residents are all really friendly.

Lots of amenities, washer/dryer in-unit. Located in FiDi which is a quieter community in lower manhattan. Can access almost every train so you can get places quickly. The building includes doormen and concierge services (dry-cleaning, mailroom, etc.). Spacious for a studio, but still fairly small.

I’m able to live here because my husband is working while I’m in school but we love our apartment. It isn’t too far from school and it has amazing amenities. You won’t get an in unit washer dryer anywhere else in the city for this price.

Love Hoyt & Horn

Everyone in the building is amazing, both tenants and employees. It's centrally located -- close to Trader Joe's, many subway lines, and only a short ride to Manhattan. The views are amazing and the shared facilities are always clean. Love this building.

We have a beautiful, spacious 2-bed, 2-bath apartment, on a high floor in an elevator building, with incredible views and natural light, very nice fixtures and appliances including in-apartment washer and dryer and central A/C. There's garbage and recycling on every floor, and a gym and nice indoor and outdoor common space, including a roof deck with grills, etc., for an additional fee. There's in-building maintenance and 24-hour doormen who are all incredibly friendly. There's a management app, and management are pretty responsive. The only issues so far are that there's not enough overhead lighting or light switches, and there's been a problem with leaks in some of the bathrooms, which has resulted in the ceiling of our shower being torn for going on a month and a half now

London Terrace is a lovely place to live. The building really takes care of you, and your neighbors feel like a real community, which is hard to find in NYC.
