Good discount option for a great location

The building and apartment is older with a DIY feel; it's great for the price in a perfect location and with very responsive staff. It's exposed to street noise, however, at least on the lower floors.

Affordable, No frills Apartment in Amazing Location

The Chatham was built in the 1920s and has lots of historic charm. It doesn't have the frills of a modern luxury apartment like the study spaces, roof-top pool, or gym, but it's spacious, clean, and safe, and you won't find a better price in Rittenhouse.

Best Value For Single Appartment

The Chatham is located in a great location for MBA students. The unit is also exceptionally large for a one bedroom. That said it is a barebones apartment building: washer/dryer is in the basement, no meaningful amenities, limited pack delivery space, pipe are loud. The service team needs to be reminded multiple times to resolve issues and moving in was an extremally stressful experience with strange rules.

All that said, $1,600 is an exceptionally good price for a huge 1-bedroom and 90% of the time I am happy with my choice to save money and live here.

Peak Affordability

The Chatham is barebones but a good deal for an amazing location with huge units. I wanted a place in the heart of Rittenhouse Square and the Chatham delivers on that. Pros include a very large unit, friendly staff, and easy access to public transit. Cons are generally related to the age of the building. The laundry is in the basement, the radiators make noise, and there is no gym. Overall I’m happy living in the Chatham but you get what you pay for.

Best Value For Single Appartment

The Chatham is a solid barebones building. The location is amazing as 20th and Walnut is the center of everything associated with MBA student life. The apartment has essentially no amenities but the door men are friendly and the packages are always taken care of. The floor plan for my one bedroom is massive. My biggest complaint is that laundry is coin operated. If you are looking to save money on rent while still living in a great location this is a good option.

Chatham Review

My experience in this apartment building has been mostly positive. The building is quite dated so I've had numerous maintenance requests for things like the shower, the pipes, and the sink; however, maintenance is very responsive and helpful. Individual air units make the summer heat bearable, though you cannot regular your own heat so winter is a bit more difficult. There is so much space, both in terms of the floorplan and closet space. Public transportation is accessible and there are so many walkable bars and restaurants (despite COVID). We're in the middle of center city so granted, it is loud. Still, I have been pleased with my living experience here.

Cozy and Gets the Job Done

What the Chatham lacks in frills, it makes up for in space and reliability of appliances / management. Management has done a great job keeping up the building. Studios are larger than those in newer buildings, but the cost is well below market because the building is older.

I have very few complaints

the only complaint i have is that the kitchen has little counterspace so it's a bit uncomfortable for cooking. Otherwise the area around the apartment is really nice and I feel comfortable in the apartment

Amazing Deal in Center City

Such a hidden gem. Loads of space. Beautiful apartment with lots of character. Not fit for someone looking for super modern apartment. No gym is only minus.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
