The chatham is an underrated secret.

Better location than most wharton buildings (20th and walnut). Apartments are old and charming. Building functions well. Building is a bit older, but everything works well.

Great value

Although the building is older and lacks some of the amenities of luxury buildings, I have had a great experience at the Chatham. The apartment is large, with lots of light, hardwood floors and a responsive super. I highly recommend it.

Amazing value for location and space

The building itself is a bit old and the management is not the fastest at responding to issues. However, it is an amazing value for money -- very spacious, great light, perfect location, hardwood floors, 24-hour doormen (though they tend to doze a bit late at night...). I love coming home to a beautiful space with tons of natural light and a view of Rittenhouse Square. I looked at apartments all over the city and it was the cheapest that met all my requirements (location, lighting, safety, space). It's just a few steps to the bus stop, good restaurants, a cafe with free wifi, bars (including Irish Pub, where people gather often), etc. Other tenants are friendly though it's not very social because there are no common areas to hang outstudy.

Excellent value with a great location

Amazing location with a 30 minute walk to campus and less than <10 mins walk to all the happenings at Wharton. The building itself is old, which is very apparent in the bathrooms and kitchens. This is very much a value play as the rent is cheap for the area and also includes utilities. If you are looking for something very comfortable, you will do better elsewhere (but also pay higher).

Great building right near Rittenhouse Square

My building is in a great location in Center City in the Rittenhouse Square area. It is a great deal, and the management is responsive. There is a doorman, and I always feel safe here.

Excellent staff, very safe building in a great location. Good value for money. Units close to ground level or facing Walnut St. can be noisy.

The Chatham is a steal!

The price is several hundred dollars cheaper than any of the other apartments in the same location. Although the building is old, maintenance is reliable and things get fixed within a couple of days. I love the building's architecture, and as some others have said, it has a unique charm/character. My unit has tons of light (love the windows), and the hardwood floors are way better than the cheap carpet you find in most buildings. The only thing is the building does get quite cold in the winter -- can easily be solved with a space heater or a sweater! All in all, a great value.

I love the Chatham

The Chatham is by far the best deal around. I have a huge 1-bedroom apartment with all utilities included for the price of a small studio in other doorman-buildings. The only downside is that the building is old, which is a turn-off for some people, but since I love the charm it was a selling point for me. There is no gym in the building, but otherwise it has everything I want, and a good Wharton contingency as well.

The Chatham is a terrific value

The rent is very reasonable and utilities are included. While its certainly not as luxurious as some of the Rittenhouse Square apartments, it's clean, spacious, and has its own charm.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
