Could be worse...
The positive things I have to say: it's nice to have the space to myself. The neighborhood is pleasant. The outside of the apartment is kept well. The streets around offer free parking and is even more convenient if you can snag a residential permit. The rent is cheap and the staff is about as helpful as they can be. However you get what you pay for....
The apartment has not been updated--probably since the 80's. The common areas are rarely cleaned and often fall into disrepair. Multiple times someone has rigged the locks on the outside door such that they don't lock from the outside.
But the worst part is that since moving in I had one extremely bad roach infestation (admitted by the apartment complex to be caused by dirty neighboring residents) and one horrifying bout with bed bugs (presumably brought into my apartment by the shared laundry room). Again, the staff tried to be helpful but the fact that those issues even arose is ridiculous.

Excellent value, but you get what you pay for
Rent is low for safe location on Pine Street ("Professor Row"). Very close to local restaurants, cafes, grocery stores, and both Trolley 34 on Baltimore, Bus 42 on Spruce, Bus 21 on Chestnut/Walnut, and 46th Street subway station. Building and unit itself are a little dated but in perfect working order. The building tenants are mostly graduate students and young professional families, most working in University City. Property management is quick to respond to maintenance requests, and rent payment is online.
