Raven Place UNDER WORSE MANAGMENT
Have been a resident here for 2 years now. Genesis Properties managed the building until Dec 2015 where Ross Management took over with no heads up from Genesis. We are 2 months into 2016 and still issues with online rent payment, maintenance in unit , and in the building.
The apartment itself is great. Except for the hallways /wall at the hallway- the buildign is relatively quiet. Have had a handful of loud parties from neighbors and some barking dog problems but the 2nd floor is not that bad. However the tenant turnover is high and I have seen plenty of summons' from Richmond Sheriffs department for people getting evicted and not paying rent. These are usually the folks with crazy parties, disrescpectful guests, leave trash in hallways, or dont clean up after their pets in the elevator or hallways. My apartment faces church hill so train noise isnt bad.

Stay away from Raven Place
Management is a joke here, they never return calls, are never in the office during their posted office hours, and never complete anything in a timely manner. Maintenance is awful, if they show up they only fix half of what is on the ticket. They replace lightbulbs with used lightbulbs then need to come out another 3 months. The elevator is constantly locked up on floors. It is also right next to 95, which is great to get to work, however, there are so many homeless people on the corners they are constantly harassing you for money. It is still walking distance to a ton of bars and right next to the 17th st farmers market where there are a lot of different events going on.
