Misrepresentations & a 10% rent hike with no room for negotiation
Renters beware! When I toured the property, I pointedly asked the leasing manager what sort of a rent increase I could expect year to year. My roommate and I relied upon the leasing manager's representation that we should expect within the 3-4% range when we signed our lease.
Flash forward to last spring, when management sprung a 10% increase on us, with absolutely no room for negotiation - never mind the copious amounts of market research we presented that rents are actually trending DOWNWARDS in Boston & the apartment lacks basic amenities (most notably central air and an in-unit washer dryer) when compared to similarly priced units in the neighborhood.
I am deeply disappointed in what I perceive as greedy and deceitful practices, and I would urge other graduate students to steer clear of this property if you are looking to stay more than one year. If you're only looking to stay a year, then it might be worth your while considering we paid no broker's fee.
