The location is definitely what you're paying for, the location is great. But the management leaves the office whenever they want, package room isn't organized, common areas are dirty, appliances and apartment itself are cheaply built, and you pay this weird extra common-area fee that splits utilities between the whole apartment complex that I've never seen before. This is the most I've ever paid for an apartment and it's not that great.

Not for grad students

I enjoy this complex. However, the property managers are often hard to reach and residents are given little notice for apartment visits, inspections, etc. Additionally, I do not recommend this complex to another graduate student. Mainly undergrads live here, so the noise level can be a little much at times. However, I do love the modern look and features of the apartment, as well as the location.

Hive 9Seventy

Pros:
- Newly refurbished apartments
- Big floor plans
- Mgmt responsive to maintenance issues
- Excellent location for law school

Cons:
- Excellent location for undergrads
- Finicky temperature control
- Fob access/exit means shut in during power outages
- Price gouging

Overall:
In physical characteristics, excellent. Beyond that, mediocre-disappointing, especially given the price charged. Mea culpa for not grasping the character of most undergraduates at CU, but floor and walls are not thick enough to counter excessive noise. Mgmt naturally pretty useless on this front. Location & price not worth given noise/general character of other residents.

Cheaply Built, Extremely Overpriced

DO NOT RENT. I apologize for the length of this review, but there are many issues with this apartment.

My husband and I were the first people to live in our unit and the building was clearly not complete before we moved in. Every other week maintenance is in to anchor the sink, replace the dishwasher, grade the patio, put new OSB on the patio, test the fire alarms (for 4 straight hours), paint the patio/touch ups, do builder inspections, do owner walk throughs, and for apparently no reason. We've lived here for 8 months and today they're coming (no time frame) to move the thermostat...

4/5 buildings have flooded because the plumbers used the wrong sized piping. Fobs are required to get into any building, however my fob only works for the main entrance and the farthest door in my building. The closest door to my apartment doesn't even have a fob sensor even though when we moved in they said it would installed by June 1st, 2016.

This apartment was advertised to us as "young professional." Not even close. At the beginning of the Fall semester there were undergrads everywhere and many didn't actually live here. The pool was full of drunk/high kids playing beer bong or smoking while families were trying to enjoy the pool. When we complained 9Seventy put up signs for a security number to call if outsiders were in the pool. We called it once and it routed us to the answering machine at the property management company in Denver, super helpful.

The apartment itself isn't horrible if you can get past cheap furnishings and how tiny it is for the money. The corners of the kitchen cabinets, for example, are sharp enough to cut you. There's also not a drawer big enough for a silverware holder, and one of the cabinets is so long that the shelf bowes when you put anything on it. In the bathroom the shower head is fixed so that only half of the tub ever gets wet, I don't even understand that one. One of the windows has to be forced shut from the outside or it won't close. We're also pretty sure there's a grounding problem in the building.

In terms of cost $1830 is really steep. They sent us a renewal letter last week upping the rent to $1960 if we renewed, what a joke. After utilities we pay about $2000/month.

Basically, just stay away.

The neighborhood is surprisingly quiet considering how close to campus it is. There are plenty of students who live in the area, mixed in with professionals and young couples. There are many dogs in the area as well.
Neighborhood is all apt. complexes filled with students. I have no safety concerns in the neighborhood--though some people get annoyed by undergraduate partying (I don't).
Close to the school and Dark Horse, just make sure you don't leave your bike outside.
Good location, safe, bars and shops nearby. Easy access to buses
Great neighborhood
this neighborhood is mostly residential. if you are looking to live close to lots of bars and restaurants it might not be for you. however it is quiet and very near to the law school so if those are your priorities it is perfect.
Love the location and how close it is to campus.
Sometimes it's very loud because a lot of undergrads live here.
