Timber Ridge 2023

When we first moved in, there was a smell of gas that the apartment manager either ignored or did not notice. It got worse and we eventually called Xcel, and they found a gas leak in the stove. The smell came back and it got worse during the week, and we called maintenance and they told us they could not smell anything and to call Xcel for a second opinion. We did that, and the Xcel technician came out and said there was a major leak in the floor, and that it was almost to the point where he had to evacuate us. Maintenance returned to put in a new gas line and shut off the old one. We are currently dealing with the wall heater (our only source of heat) leaking gas and the bathroom ceiling fan leaking water as the snow melts.

Stellar apartment close to campus

I loved living at the Timber Ridge, mainly because the leasing office was easy to work with and always very accommodating. There were issues with the A/C and heating, but the quick 10 minute walk to campus and the quiet, safe neighborhood made up for it. I lived at the TR for 2 years, and the only reason I moved out was to live with my partner in Denver.

Cheap, pet-friendly, with minor issues that can be annoying to law students

Timber Ridge is relatively well-priced for it's short distance from campus--the law school especially. It's also walking distance from a shop called Bova's that's conveniently open 9 am to 2 am and has a mix of fast casual food and basic necessities (toilet paper; advil). However, the leasing office is only open 9-5 pm weekdays, which cause issues for me during my summer job as I effectively could never interact with the office. Maintenance for important things (e.g. broken toilet or heater) is quick and efficient--and they do provide out of workday maintenance that is good for the important things. However, should you have non-immediately necessary maintenance concerns it can take a while (I've had tickets take months).

The laundry rooms are thankfully open beyond 9-5 weekdays, but the staff will often leave the rooms locked so access is inconsistent, particularly outside of weekdays.

There are a good amount of undergraduates living in the complex, and some people are bothered by the noise, which is really only restricted to holidays/breaks and Thu-Sat evenings. I am not personally bothered by noise while I am working, however, so it is something for others to consider.

The complex charges $30/mo for parking--street parking is rough during the school year but practically empty during the summers. One last positive note I suppose is that it has perhaps one of the lowest deposit-costs for pets that I have come across. The apartments are small and dinky, but good enough for the price/area/location.

Great place to live individually for an affordable price

It is a great location (only 10 minute walk to law school) and not near the "party" undergraduate scene at CU. I love it so far I have had a few complications like my stove not working but they are very good with fixing issues.

Great price for how close it is to the law school

It is a great apartment complex and the management staff is amazing. The price is one of the best I was able to find within walking distance of the law school for a one-bedroom. The only downside, which can be expected for the price, is that there is no in-unit washer and dryer (there is a laundry room in my building but you have to pay) and there is no dishwasher. Other than that, I have no complaints.

Good apartment close to campus

The complex is on the older side, but it’s well-maintained. The office staff are kind and responsive. It takes me about 15 minutes to walk or bus to the law school. It has a pool, small gym, and some of the buildings are pet friendly. Every building has a laundry room but the units don’t. Some of the units have AC and some don’t. Overall, it’s more affordable than some other complexes nearby.

The neighborhood is surprisingly quiet considering how close to campus it is. There are plenty of students who live in the area, mixed in with professionals and young couples. There are many dogs in the area as well.
Neighborhood is all apt. complexes filled with students. I have no safety concerns in the neighborhood--though some people get annoyed by undergraduate partying (I don't).
Close to the school and Dark Horse, just make sure you don't leave your bike outside.
Good location, safe, bars and shops nearby. Easy access to buses
Great neighborhood
this neighborhood is mostly residential. if you are looking to live close to lots of bars and restaurants it might not be for you. however it is quiet and very near to the law school so if those are your priorities it is perfect.
Love the location and how close it is to campus.
Sometimes it's very loud because a lot of undergrads live here.
