Poorly managed
My teenage daughter and her friends call Waterside Plaza the ghetto. Ouch. We pay more than 7K for "luxury living", however the property is neglected by management. Something we only started discovering after moving in just last month. While our apartment is renovated and we have nice views, the downside is that the walls are paper thin, the bathroom ceiling leaks (see photo) and management is largely unresponsive and does things on the cheap. You won't get a normal dedicated app or website for residents (instead you'll get a potpourri of places to visit to take care of things... rent cafe, bilt, apptivated, mindbody, et al) despite having a whopping 4,000 units. To top it off all have glitches. No online marketplace either. No building link, no key link system and no fobs (just a cheesy card system leftover from the 80s). They'll also nickel and dime you. Get locked out of your apartment? Well, that'll be either $25 or $50 to unlock your door. I called to ask them to see if they could waive this considering it was the first time. $25 is nothing it was more on principle. They told me to send an email. I did and no response. When I called to ask them what happened they apologized for not getting back to me, but told me the charge sticks and that I should have read the fine print. Great customer service, right? I've also started to hear horror stories from residents about their electric bills. Apparently, Brookfield outsources (something they do a lot of) the billing to a third party and folks are getting electric bills in excess of $500 per month. No dealing with Con Ed directly. More to come.

Waterside Plaza
I love living in waterside plaza. Although the rent is high, the ammenties are great and it is very secure. There is a gym and grocery store, dry cleaning, coffee shop, manicure place, etc. There is 24 hour security and doorman and great elevators. It is clean.

Kips Bay Reviews
Trader joe's and fairway are nearby.
Lots of "bros" in the neighborhood.
Cons - It can feel far from the heart of campus, and I'm constantly taking cabs and public transit back and forth; combined with high rent, this can get expensive.
