Gets the job done but too expensive for what it’s worth

1 person 1 bed/1 bath apartment. It’s a roof over my head but the pricing is insane. Staring at $825-900 (varied by water bill) in 2021 and within just three years has hit over $1325-1400. Immensely frustrating given that the property was built in 1921 making it over 100 years old, the unit has not been upgrades or renovated at all in my 3 years living here, and certain areas in the unit definitely have problems with mold such as the bathroom and under the sink.

Apartment is walking distance to campus saving you from commuting and parking but the huge downside is there is no guest parking and they will boot or tow your guests unless they park in public lots all the way downtown. Another downside is that since the apartment is located behind Neyland Stadium and next to the convention center, it can be difficult to find your own parking. On football days spot theft is so bad you have to decide to stay home all day, or leave and risk having no place to park until the game is over— not a big deal if you’re just a student but when I was working part-time it was such a massive headache that it made my head spin.

Another concern to warn about is the possibility of lead in the unit given that it was built in the 1920s, however the apartment did have a lead disclosure section on the lease… but left the “check here if lead”/“check here if not” section blank, so I have no idea. If this is a concern to you I recommend asking or bring your own test strips as I wish I had for health of me and my animals.

Other than those concerns, which unfortunately are pretty egregious but tragically standard for the current housing crisis in Knoxville, the apartment did keep me safe and housed for 3 years, so there’s that.

It’s older but it’s great in my opinion

Maplehurst is great overall. It has an ideal location that allows me to walk to class and to downtown. It’s and older apartment so there are some older interiors, but most of them have been renovated recently. Parking is included in the rent which is nice, but pretty much all other utilities are separate. My apartment has a great view which is a nice plus. Overall I’m satisfied with Maplehurst.

Depends on the Building

A ton of law students live here and I love my unit. It is situated in between the law school and downtown, and I can walk to either in a little over 10 minutes. Make sure you see the units in person, though. Every building is a little different and some are very old and have issues like bugs, thin walls, heating, etc. I have a beautiful view of the river from my porch, but my unit is right by Neyland Drive so the cars are really loud. I've never had any security issues and any maintenance problem I've had has been fixed very quickly.
