Overall good, but in need of renovation
The apartments are fine, but a bit expensive for the age of the facilities. The air conditioning system needs updating; it's very noisy. The location is perfect, very close to campus.

Great apartment in a great location
The apartment is spacious and well maintained. The management is very good. The property manager is approachable and responds to inquiries/ maintenance requests in a timely fashion. The location is great - it is a short walk to campus, several ATA bus stops, and Aggieville.

Quality of the residency
In comparison to the other properties in Manhattan Kansas(I lived in two others before), this is very good, but this one also has some problems that are never solved and the management tries to ignore them.

Nice community close to campus
Magnolia hills is a great space for grad students looking for nice affordable housing close to campus. The pool is nice in the summer, and it's pretty quiet for it's vicinity to some of the Greek houses. Management is amazing and communicative.
