Alvadora Apartment Review

The location of this apartment is great, as it is close to Clinton Lake, Rock Chalk Park, and restaurants on West 6th Street. The apartments get a lot of natural light.

That is where the list of positive attributes ends. The units at Alvadora are poorly insulated. In the winter you can feel cold air coming into the units from the doors and windows. In the summer the hot air comes into the units from poorly sealed doors and windows. This leads to high electric bills. Whether on a first- or second-level apartment, you can hear noise from neighboring units through the floor/ceiling and shared internal walls.

Management is unprofessional.  When going into the office to follow up on paying rent (see below) or maintenance issues, I frequently heard management staff gossiping about other tenets.

Most months my rent was entered incorrectly in the online payment portal (some months I was overcharged for rent, while other months it said I did not owe any rent). It was difficult to get management to correct these errors.

Great complex

I've really enjoyed my time at the Alvadora Apartment complex. My family has lived here for a little over a year now. It is about a 15-20 minute walk to the bus stop which I take to KU on a daily basis. The community itself is quite peaceful being right off a main road. It is very close to multiple stores and fast food restaurants which is helpful as a graduate student with limited time. There are also multiple sit-down restaurants in the area that are worth checking out. The complex has a small workout room in the main office building, accessible 24/7 with a code which, again, is very helpful for a graduate student with a crazy schedule. The complex was recently sold, so there is a new management company which I am still trying to figure out if I like or not.

Big apartments but issues with management/maintenance

It seems like most reviewers like Alvadora, but I do not recommend it. The pros are that the community is quiet, the apartments are big, there is lots of parking, and the neighborhood is nice. The biggest con is that the staff are very friendly until you have any problems that can't be fixed in 5 minutes or less.

If you do have any issues, the response is unpredictable - sometimes they show up within the hour and solve the problem, other times they ignore emails, "forget" to follow up, or act like you're imagining things. When I moved in I had a bug problem and my doors leaked when it rained. The staff told me the doors were sealed tight and that bugs were expected in a ground-floor unit, so there was nothing they could do. I ended up "repairing" these problems myself by using poly-foam rope and caulk to fill gaps in the doorframes and the walls, which temporarily solves both. They also spent two weeks drilling holes in my AC pipes to "improve drainage" and fix a leak, only to discover it was caused by
the upstairs unit. When the leak was finally fixed, management and maintenance were unresponsive about coming to repair the water damage in the walls and floors.

Some other cons are that the apartments are drafty and dated, the electric bills are high, and they don't always salt when it snows. However, Alvadora was recently purchased by a new management company, so things might change.

Great Apartment!

This is the second location in Lawrence that I've lived during my graduate school career. The apartment is modern with high ceilings, large windows, and open living spaces. There are first and second floor apartments. We currently live in a downstairs apartment. The complex has three types of apartments with (1) carpet throughout and white appliances, (2) vinyl floors with white appliances, and (3) vinyl flooring throughout with stainless steel appliances. Each type is more expensive than the last. We have the 2nd option (vinyl flooring and white appliances). The management has been phenomenal. They are very quick to respond to any maintenance issues and are willing to help with issues we may bring forward to make our living situation more comfortable. There is an on-site workout area in the club house/office building accessible with coded keypad. The complex is just off a main road just a minute drive from Wal-Mart, Dillon's, and many restaurant options.

Positive Review

Fantastic apartments. Includes in-unit laundry and dryer, central air, plenty of storage room and easy 10 minute drive to campus. I highly recommend. The location may seem far from downtown, but Lawrence is really not too big of a city and easy to get around in.

Decent Apartments

The apartment units themselves are pretty well maintained but there are some concerns in regards to trash on the property. Additionally, many pet owners do not pick up their pet's waste. There is ample parking and the price is good for the size of units. Some of the residents are noisy and property restrictions are not strongly enforced. The grounds in general could use a little up-keep. Love the fact that they had garages available. Management is nice and helpful!

Great apartment but expensive

The apartments are located in a very quiet neighborhood. They are in great condition and have many floor plan options and are pet friendly. It is pretty expensive for living alone in Lawrence.
