My Experience

My apartment has had multiple issues since moving in, such as my AC going out and taking multiple weeks to fix. My apartment feels extremely dated and is not what one would expect to get for over $1,000 per month in rent. The hallways of the complex are also very dirty. I should have toured the complex before signing my lease.

Although the property itself is underwhelming, I can say that the management and leasing office are responsive and nice.

The management company is incredibly unreliable and non-responsive. The grounds are not taken care of and are filthy. There is a rain water issue on the top floor because the roof is flat and does not have adequate drainage. There is also a bad roach and bug problem because of how filthy the grounds and other apartments are. When I moved in, the apartment had not been clean and was covered in hair and dirt.

Decent

I wanted to live alone, but finding something inexpensive was difficult. I signed this lease sight unseen and if I would have seen it I do not think I would have signed it. Most of the residents are non-students. I was told I would be living in a unit with no carpet, but I was put in one with disgusting carpet that had an odor. Luckily, they replaced it, but it took a week for them to do so. The wifi provided is not great and as a woman living a lone I do not feel totally safe here. The grounds are dirty with trash and the walls are very thin. I can hear my neighbors' dog and tv constantly. I would recommend Anderson Grove right down the road. It is about the same price, updated, much cleaner than DLP, and feels much safer.

Last Minute Deal

I signed here because it was a last minute ordeal. All other places were sold out because Ole Miss admitted so many students compared to the previous year.

The house is getting updated for all apartments. The rent has increased to $1400+ for my unit. Cable works, internet is constantly being worked on but it works.

The staff is friendly which is a plus. The unit is furnished but I would advise bringing your own furniture unless you don’t really care.

Frustrating and Unresponsive

This apartment complex blindsided me within four weeks of living there by changing parking requirements over a holiday weekend which led to them towing my vehicle despite it being registered with the property. I was also left for three weeks without furniture in my apartment, despite paying for a furnished living area. This complex also charges a ridiculous rent rate with inattentive repairmen, unresponsive desk workers, and has complete disregard for the property of the renter.

Overall a nice place to live

Although my rent is cheap, the leasing manager has expressed interest in increasing our rent to $900, so negotiations are forthcoming. Maintenance fixes problems right away, but I have to place, on average, one work-order per month, with my A/C or heat breaking about 5 times since I've lived there for 1.5yrs. My unit comes with a washer, dryer, TV, a stove, oven, microwave, a built-in desk, a tub, and it's fully furnished with 3 chairs, an ottoman, a full couch, mattress, and bed frame. Overall, I like my apartment, so I continue to live there.

This place is a lot more reasonably priced than similar complexes in the area.
It's GREAT that it's within walking distance to everything on campus - and groceries, in the other direction. (If you don't drive/have a car, it can be really hard to find a suitable place in Oxford.)
The staff/hours/service quality have declined somewhat since a new management company took over a few months ago.

The staff has been reasonably helpful, and the apartments are nice. Lots of bugs though.
