Location!

This is my second year living at Georgia Heights, and I just renewed my lease for my third year of law school next year. The location of Georgia Heights is unmatched. It is a 5 minute walk or less anywhere downtown and to the law school. Management is attentive. I have never felt unsafe. The biggest negative about Georgia Heights is the price, but I think that the location and convenience is worth it.

Expensive but good

Expensive but otherwise very nice. Fairly quiet for a downtown apartment with an amazing location. Amenities/pool etc are all pretty nice although the gym is a little small

Best location for law student

The complex itself is fine. It's not old and the apartment's fixtures are relatively new and well kept. The wifi situation is awful and so is the water pressure. I live on the Broad Street side of the building so it's incredibly noisy. I can hear everything my upstairs neighbor does, but it's because they're heavy footed. Management is nice but coming from a city and a standardly run apartment complex, so many things fall short. The package system is ridiculous, there is constantly a broken elevator, the units are SMALL with very little storage space at an incredibly high price. The pool is small and the gym isn't great. The best part and only reason I plan to stay is that it takes me 6 minutes to walk to the law school and the neighborhood and building are safe.

GH is great in terms of location, accessibility, and safety. The price is high but expected for downtown.

- decent sound proofing from surrounding apartments

Cons
- the fire pits and places don’t work
- mail room is only open until 5
- able to hear all the street noise (it sounds quiet if you tour but it is not quiet at night)
- there are a lot of undergrads
- construction will be going on near the building next year that we will be able to hear (if you face towards campus)
- if you face away from campus there is the noise from the Georgia theater bar
- there is no call box so you always manually have to get friends
- no guest parking

Review of GA Heights

While overpriced without a doubt, the location and quality of the apartment makes it an excellent choice for law students. It is surprisingly quiet given the location, though I tend to sleep deeply.

Move in is enormously stressful. There are limited time windows during which you can move in, and for me the time fell after orientation, which was hugely inconvenient. I feel, in the end, that this stress was worth the proximity to the law school and quality of the apartment.

There have been occasional internet issues, but they corrected them promptly about 8 months ago and there have been no issues since.

Overpriced and unideal but I like my room + location too much to move

The title describes it. The housing prices are getting outrageous in this town, but the location proximate to the law school and downtown Athens, along with my downtown parking spot, are too good to pass up. Additionally, I have a decent room to myself with a balcony and space for almost the same price as a small two bedroom two bath I shared with three other people in Los Angeles. I'm also only here in Athens for one more year after this year, so it doesn't make sense to move.

Close, Secure, Expensive

The location is what sells this place. It’s a 7-10 min walk (counting the time it takes to cross the street by the arch). It is clean, secure, and has lots of amenities. The only downside is the high price tag

Great but so expensive!

I love the connivence of living here since it is so close to the law school and the quality of the apartment is nice! Can be noisy on the weekends/in the evenings though. However the rent is not cheap and they charge $75/month for parking.

Convenient but overpriced

As an out-of-state student who spends all of my time on north campus, Georgia Heights is an incredibly convenient location to live—it’s close enough to campus that it makes having a car unnecessary, and it is close to any amenity that you could possibly need (groceries at target, pharmacy at CVS, restaurants, etc). When I moved in I was willing to pay a premium for the location and for the security the building provided (controlled access entry, elevator, amenities, and apartments). However, when I initially signed my lease, my water and sewer bills were included in my rent. Along with rent increases, those amenities stopped being covered in my rent, and the management company continued to add other costs. Frustratingly, the management company stopped allowing utility payments to be made directly to utility providers, and instead required us to use a third-party utility management company for its “convenience” to us—unsurprisingly it was anything but convenient (bills unavailable until 5 days before payments were due, and a separate system for viewing them from where we had to pay them), and also meant paying another $6/month to use it. The management company also stopped allowing rent payments through traditional methods like checks and required instead direct transactions with the bank. Although the building allows pets, it is very expensive to keep a pet—a one-time $200 fee plus and additional $25/month. Office hours are somewhat inconvenient, especially on weekends with the office closing early on Saturdays and opening late on Sundays. It is really nice that packages always get delivered to the office because they are safe, but with the odd office hours sometimes it takes days to pick up a package. It’s nice to have a pool, but it is really only a wading pool (3 ft). The gym is small but has treadmills and free weights—enough to get a workout in, but not much variety. The apartments themselves are fairly small for what you pay, though they come fully furnished with updated appliances. The walls of the apartment are thick, so you can’t hear your neighbors, but you can hear everything in the hallways and from your upstairs neighbors. The floors are incredibly hard—pretty sure they are straight concrete with flooring tiles directly on top—so it’s uncomfortable to stand for any period of time. Lighting is limited, as is storage space, but the in-unit washer and dryer is definitely a plus. Never had any issues with bugs or other pests. If location is what matters, then this is a great option, but if you’re looking for a deal—look elsewhere.
