Safety issues: I had a maintenance man try to enter my apartment with a key at the end of the day. There was no workorder out or permission. I opened the door while he was trying to get the key to work and he was surprised to see me. He said he wanted to look around in my apartment for his keys. I reported it to the complex who didn't do anything about it and lied to me about him having just been in my apartment for a maintenance thing. I had been home most of the day and he hadn't been there. There was a brown recluse infestation the entire time i lived there. When the weather changed I would find 2 to 3 a day and they would be everywhere, in my sheets, towels, sink, walls, etc. All my neighbors on the bottom floor say that they have a mouse infestation and that the apartment wont do anything about it.
The apartment didn't have insulation in the bedroom. In the summer, it would get up to the 100s and in the winter down to the 30s and I couldnt sleep in there a good part of the year. I continually reported this and they wouldn't even come check it out for 3 months.
The maintenance staff turns over all the time and so there is no consistency. The leasing office also wont approve any new things so they wouldn't fix my extremely rusty dishwasher or replace any parts, I didn't have a shower handle when I moved in and had to turn it on with a wrench. When I moved in they had done something with the plumbing that day so I couldn't use anything in the bathroom for 48 hours. Had to go use the bathroom at a gas station. You are required to get carpets professionally clean at move out but they waited until when I was moving in so I had to move all my furniture onto soaking wet floors. It took over 3 months for them to get one with me asking about once a week. The bridge to get to the leasing office has been "condemned" for almost an entire year. They do not fix anything in the general areas and things go a long time without being cleaned up. Someone vomited on the walkway and it wasn't taken care of until I asked multiple neighbors to also put in work orders (like 4 days).
If you express any issues the leasing office will hold it against you and act retaliatory, refusing to meet with you or help with any things. The staff also regularly lie and try to gaslight you on things. The app wasnt working for the automatic payment so i went down to them, show them I had it set up. I got charged multiple over 100 dollar late fees, they wouldn't take them off. The leasing office helped me set one up and it charged my account twice. In the office, with the agent, I cancelled one of the payments, which they told me to do. Then because the payment bounced the app charged me an expensive banking fee that they refused to take off or give back even though it was a glitch in their system and I had already paid the entire balance of this month's rent. I have paid around 1000 dollars in fees that weren't my fault that I won't get back unless i take them to court. I have also been told by all my neighbors that have moved out that they will not give your security deposit (which is first and last months rent - rent is 850) back unless you take them to court. They sent a massive fee schedule outlining all the fees they do at move out so I likely will have to take them to court.
My lease went goes until November. I explained to them im in graduate school and that would be my finals and would be very hard time to move out. They said that I would be given a chance to reup the lease and i would just pay the difference in the rent raise. When it came time to ask they told me I would have to pay a 200 dollar a month fee to continue my lease + the rent raise making my rent around 1,100 a month for a 1 bed 1 bath.
There is no parking. You get an assigned spot but people regularly take them and all the apartment complex does is send out an email occasionally. I have had to park at the park across the street and walk in the dark because there was n

Good Place to live
Walls are a little thin and amenities are old but they work. Maintenance takes about a week unless its urgent. Stay on top of management or they won't keep you on the list.

Not the best, never recommend
Been here for all 3 years of law school because I was tricked into getting a unit on the third floor and I’ve been too lazy to move out. This unit sucks and has tons of problems. I’m sure it’ll be a struggle to move out. Went 6 months without AC. No washer or dryer and those facilities are disgusting. Neighborhood filled with potholes, plenty of crime in parking lot. Don’t live here unless you hate yourself or have to.

Could be worse-- could be a lot better
The apartment complex is on the affordable side compared to what I'm used to (I'm not from Kansas) but you could get more bang for your buck if you went elsewhere. There are better places with better management. Honestly, even buying a short term house is more affordable. They don't shovel snow, the apartment is in disrepair, all the appliances are from the 70s or older (this is not an exaggeration). You have to pay separate for electric, and most units do NOT have laundry. I also went over 6 months without air conditioning, among other issues I've had with the staff.
However, it's right by Gage park and a fairly safe environment. I've had my car broken into once, but there was nothing stolen and there are no issues with my apartment complex. However, it would be nice if they installed some new lights and a security camera or two.

Chalet Apartments
The only issue I have had living at Chalet is waiting for small, unimportant things to get fixed. For example, my screen door got caught in the wind and wouldn’t shut correctly anymore. It took over a month to be fixed, but it didn’t impact my quality of life at all.
