Woodland Park at Soldier Creek

I would recommend living here. The area is safe. The walls are pretty thick - I have rarely heard activity from my neighbors, even when they've had company over. The maintenance team is very eager to help and has always arrived quickly whenever I've had an issue. The units are nice for being older. The location is no further from Washburn than living off Wannamker. There are less restaurants/no retail in the North, but grocery stores are close by and its a quick drive to get to shopping. My biggest complaint, which is consistent with older complexes, is that the heating/air conditioning isn't super efficient, so the electric bill is higher than what I'd like ($70-$100 for one person). Factor that into your monthly expenses when considering the rent cost.

There are a lot of fees with applying which replace the deposit. The deposit is very low because of this and I doubt we will be receiving any of it based on how much the fees amounted to, 80% of one months rent. Their clubhouse and other amenities are wonderful. They don't allow smoking anywhere on the property and it seems to be very strictly enforced. There is a wonderful grocery store and restaurant within walking distance and it is part of the Topeka Bus route.

The apartment itself is fabulous. It has a good floor plan, laundry is in the unit, and the management is very responsive. The counters are a bit strange in they are very tall. Some of the neighbors have dogs that bark a lot, and some people play loud music. The complex is also far up north and removed from everything else, but there is a great Dillon's nearby.

The rent is a bit high, but a lot of places are high so take that with a grain of salt.

Our apartment is in a safe area and is generally very nice. Maintenance is responsive and there is a pool and gym.

The location makes me feel safe. The pool is nice. Management is always so nice and helpful, and maintenance is very quick, polite, and prompt. The walls thin, but I think that is standard for an apt complex. There is not a lot of closet/or storage space, however.

Pretty good apartment, not really any complaints besides thin walls

This apartment is very well-kept and in a safe area of town. Maintenance is very responsive to requests. The amenities are great. The only downside is that it is about a 15 minute drive from campus.

The apartments are new and still in good shape. For the three bedroom the primary bedroom is very large, but the other two are on the smaller side. We have a corner unit and so we have our own porch area and it is very nice. Also, anytime we have a maintenance request they are always very prompt to come handle it.

Management is excellent. Very responsive, nice, and helpful. Maintenance is the same way. There are a lot of spiders and webs in the stairwells though. There was a large apartment fire in November 2022 and we are still unsure as to why the sprinklers dd not stop the fire-this is why the safety is not rated as 10. The only other downside is there is a lack of storage/closet/pantry space.
