DO NOT MOVE HERE

This place is absolutely terrible. The facility is disgusting, the bathroom leaked water and had mold. The management is unprofessional. On more than one occasion, mail was stolen AND reported with zero recourse as a tenant. The lady at the front desk gave us bad information that created complete chaos with our mail situation, and when confronted in front of her manager, she flat-out denied the conversation ever happened. Management could have cared less. Unfortunately it was a very expensive ipad needed for class.

We gave notice in May for a July 1st move-out and were told our balance was zero. Then in September, months later, we were billed again for a lease that had already been terminated. To this day, no proper itemization has ever been provided.

Management clearly have no regard for tenants or basic professionalism.

⚠️ PLEASE SPARE YOURSELF THE HEADACHE DO NOT MOVE HERE

Convenient Location but Serious Health and Safety Issues

What I liked best about this complex was the location. It is close to campus and near grocery stores and other essentials, which was convenient as a law student. The surrounding neighborhood is fairly quiet, and parking was never a major issue.

What I liked least, however, were the ongoing problems with flooding and mold. My unit flooded on three separate occasions after heavy rain, and the water damage led to confirmed mold growth that seriously affected my health. Despite management’s assurances that the issue had been resolved, the problem recurred, and their responses were more cosmetic than permanent. The day before Thanksgiving my heater broke, and I was only provided with two small space heaters, one of which did not work, leaving me without adequate heat.

As for management, while they were polite in communication, they did not demonstrate urgency or empathy in addressing these serious issues. It took repeated complaints, independent mold testing, and even involving the City of Topeka before I was finally allowed to break my lease. I lived on the first floor, and I believe the reason those units do not have carpet is because management is aware that many of them flood.

In terms of amenities, the property had basic features but nothing unique that outweighed the health and safety concerns. Ultimately, although the location was convenient, my experience was defined by stress, unsafe conditions, and a lack of accountability. I am relieved to have moved out and cannot recommend this complex.

No student should ever rent from this place.

Poor management and zero communication. When mail was stolen even after being reported there was no recourse or accountability. Staff show no professionalism, the facility is filthy, and roaches are a constant problem.

I do not recommend

They do not clean the halls or the outside of the buildings.
The doorknob to my unit completely came off. I also had a classmate who had all of her doorknobs come off.
Despite pest control coming by every other week, roaches travel the hallways and in between units through the drains.
The Google reviews will not be accurate because they give residents gift cards to leave reviews.

Law Student Living at Auburn Hills

This is a nice place to live but lacking in a few areas. This complex is very pet friendly which is a huge plus. It has a nice little dog park. The pool and clubhouse are being redone so they should be really nice next year. The management team is pretty helpful. I have had quite a few maintenance issues, but the team always comes the next day to fix them. I would definitely recommend getting a renovated apartment because they are much nicer for not too steep of an increase on rent. Overall, the complex isn't five stars, but it is a nice starter apartment for a student new to Topeka (that is not looking to spend a fortune).

Auburn Hills

It's fine. It's not expensive and could definitely be a lot worse. Not many amenities. There's tons of better options in Topeka if you're willing to pay more, but it's a decent budget option. No washer/dryer but there is a laundromat just down the street.
