Dated but Spacious/Affordable Apartment, Terrible Management
I have lived here for almost 4 years. The apartment is a little dated, but very spacious and affordable, especially considering it is a two bedroom in Montrose/River Oaks. The location is great, walking distance to several great bars and restaurants, a quick drive to several supermarkets, and only a 10-15 minute drive to Rice. The main negative is the management company. It changed to Q10 Property Advisors a year ago and I would not recommend renting with them if it can be avoided. They have been very unresponsive to fixing basic things in the apartment building and the repairs they have made have prioritized cheapness over quality. For example, during the 2020 Winter Storm the apartment's water heater broke and they replaced it with a tankless heater that is incapable of supplying the entire building with adequate hot water. To this day, almost a year later, we have to run our shower for 10-15 minutes before it heats up, and Q10 has done nothing to fix this despite repeated complaints.
