1500 Locust reviews and highlights

  • Some units are renovated with stainless steel appliances and new carpets

A little pricey and slow elevators, but professionally managed, lots of Wharton students and good amenities

Biggest complaint is the elevators are slow but they have gotten better. I think the issue is somewhat over discussed. I am on a penthouse floor (P1 through P4 are penthouse) in a east facing one bedroom. If possible, I think the west facing side of the building is good as you can be much lower and still have an unobstructed view. Penthouse floors have wood floors. Gym and swimming pool are nice, not the same quality you would get a professional gym but they have dumbbells, weight machines and cardio equipment with TVs. A little bit far from campus (1.9 miles to 38th and Walnut), but if you are a first year and get on the bus for 9am class you will always have a spot on the bus at 16 and walnut or 15 and walnut. The 2401 off campus meeting area is far as again you are somewhat on the eastern edge of where students live.

1500 Locust is a great building and you get exactly what you expect -- although it's relatively pricey.

With the exception of slow elevators that have had numerous problems, the staff at the building is very friendly and dependable. If you're looking for a doorman building with some amenities like the upstairs lounge and other services, I would definitely recommend it. The only downsides are that it's pricey compared to other buildings and 15th street can seem pretty far east compared to other Rittenhouse-centric buildings.

Why go elsewhere when you have 1500 Locust?

Love the building! There used to be an issue with elevators breaking down but that is no longer a concern. The building has the best rooftop in all of center city. The study area, movie lounge, gym, swimming pool area are also excellent. The management is also very responsive with work orders. When I moved into my apartment, they were helpful and agreed to add extra hanging racks and towel rods.

1500 locust is overrated

Very expensive. You paid more for common areas as gym, rooftop and swimming pool but you never have the time to use it. Management is pretty strict about dinners and parties. If you like to host, you will have trouble.

Very good location, though a bit far from school (need to take bus or taxi)

The rooftop deck and swimming pool are awesome. I almost use it everyday with my wife and baby. They all enjoy them. The elevator problem is okay. I don't think it is so terrible as people said.

It's one of the best residences in center city. Only thing that I feel somewhat inconvenient is distance from school.

1500 Locust: the Psychopath Among Us. A seemingly charismatic building whose core is cold, unfeeling, and malicious.

1500 Locust looks pretty decent when touring, but the facade fades quickly once you move in as the staff and building quality are not what they might appear. The staff is meciocre at best and has no respect for tenants, and that attitude will define your experience at 1500 Locust. While they are generally friendly, don't expect the "doormen" to help you with bags or unload a car while double parked on always-crowded Locust Street. The building quality is just okay. The insulation in the walls is literally Styrofoam (I've had several large leaks during storms so I've seen inside the walls) which doesn't insulate very well in winter months. The elevators have been a big issue. Even when they are all working, it can still be a 5+ minute wait for an elevator, which gets annoying pretty quickly once you are moved in. If any of the elevators are down, the wait skyrockets. I have walked up and down from the 30th floor five or six times since moving in. The building was sabotaged (yes, really) last year by a disgruntled ex-employee leading to severe flooding in many apartments and causing multiple elevators to be inoperaperable for months. I was shocked by how long it took management to fix the elevators - they clearly weren't springing for the expedited service. The main redeeming quality of 1500 Locust is its location. It's near a bunch of awesome restaurants east of Broad, Howl at the Moon (dueling pianos!), and cabsseats on busses to campus are much easier from 16th street than they are from 20th.

Stay away from 1500 Locust Apts!!

The building is great. The management in the building and Bozzuto are both terrible -- honestly, I would avoid this building if possible. There are better (and MUCH cheaper) buildings in Center City that you should look at first.

Sounds like a broken record, but the elevators are slow.

Live on a low floor because the elevators are very slow. Note that the lowest floor you can live on is the 14th floor (bc there is a parking garage below the apts), so you will still have a great view (although studio apts look straight out to a brick wall)

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
