The Sansom reviews and highlights

  • Front desk people are very nice and responsive
  • Not really a great "value", but in my opinion it is an excellent price for the quality
  • Maintenance has been pretty responsive and the property owners are friendly
  • Good building that's only a couple years old
  • TV/Wi-Fi lounge is nice and it has a small outdoor patio
  • Brand new building
  • All the appliances are new
  • Amenities are new and very well taken care of
  • Units have loft-style features and the building's clean
  • Only downside to the apartments facing Ionic Street (the back alley) is the noise from the trash trucks
  • The walls are thin and you may hear your neighbors
  • One bedrooms are really spacious
  • Gym is nice, but pretty small
  • Love having the washer and dryer in the apartment

The Sansom

Small apartment, but well laid out and in an excellent location. There are so many bars and restaurants within a several block radius and nearby Rittenhouse Square is beautiful.

Nice unit and location, highly unresponsive management

Overall a nice building with newly renovated, modern apartments, spacious floorplans, and convenient location. The main downside to the apartment is the management, which seems to have very frequent personnel turnover (I had to deal with 4-5 people on one issue due to turnover) and is generally unresponsive.

Great apartments in the middle of everything

I've lived at The Sansom for the last 3 years and really enjoyed it. The apartments themselves are very nice especially with no carpet and nice appliances. We've had no problems with management. Having laundry in each apartment, a dishwasher and a building gym makes it very comfortable. The location can't be better as it is right near the MFL, Rittenhouse Square, and lots of fantastic places to eat. Sansom St is not as crazy as Walnut or Chestnut and it is sort of tucked away between the two main streets. The front desk crew is generally awesome with a couple duds here and there that tend not to last too long. We couldn't feel safer.

Amazing apartments, enough amenities, and poor management team

Apartments are amazing! – they are spacious, beautiful, and almost new. If you rent online, please take in mind that apartments facing north have low sunlight, especially between the second and fifth floor. In terms of amenities, the building has the basic. The spaces are very clean. Location is unbeatable.

People at frontdesk are GREAT, very helpful, efficient and truly reliable! Regarding the management office, unlike Pearl Property (the previous owner), the new management office (Panco) has been very difficult to deal with. They have been sometimes kind of rude, and have had serious problems to respond on time when damages occur. Moreover, they have administrative problems – In only one year, people in charge have changed three times.

Lots of space, cardboard walls, tricky apt selection

My 1br is very good and spacious (with a study area), facing Sansom Street. It gets a good amount of sunlight and street noise at night is usually tolerable (there are bars a block away). However, walls are very thin and you can almost feel like you are in your neighbor's apt. They don't even need to be that noisy.
I recommend this building because I like space, hardwood floor and location. But gym is small and management far from great. Other caveat: always pick apartments facing Sansom.

Great building but the quality of management has gone significantly downhill since changing over from Pearl Properties last year.

I love my apartment because of the location and the distribution, but it was recently bought by Panco and the management has been horrible.

LOVE the Sansom!

The Sansom is fantastic because it's a decently priced, modern building with a location that cannot be beat. You're right by all the major stores and bars MBAs use and minutes from the other big apartment buildings (ICON, 1700 Chestnut, Claridge). It's a quieter building, too. Lots of light and space given the high ceilings in most units. You're in front of or literally in the same building as ton of great restaurants (Abe Fisher, Federal Donuts, Dizengoff). Plus, you get discounts at Adolf Biecker (hair salon housed in the building).

Downsides: No big common space, management is fairly unresponsive, and they've had issues with the restaurant next door not getting their garbage taken out, leading to the lobby smelling funky on occasion.

New building, nice units

I've enjoyed living in this new-ish building (I'm the second person to live in my unit). The units have loft-style features and the building's clean. Ownership changed this fall from Pearl to Panco.

Downsides: thin walls (I can hear my neighbor flush the toilet); lack of light due to my windows facing another building; early morning noise from garbage trucks in the alley 1-2 times a week; wafting grease smells from alley exhaust fans.

Overall, the newness of the building, size of my apartment, and in unit washer/dryer make up for the negatives.

Depends on What You're Looking For

High price because the units are brand new, but it feels good to live in an actually nice place. Good location for walking home from bars, but takes longer to get to campus. The gym / outdoor deck are limited compared to some of the other buildings.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
