Good value for $

My apartment is huge and adequate and a 5 minute walk from Ross. I’ve had some maintenance issues given the building is old and the radiator is really loud in the winter, but for the price and living alone it’s really a great spot.

Affordable & Close to campus, terrible management

The apt is spacious -- way more room than I need. The building is very old and pipes, toilets, etc. break a lot and there are often repairs that are needed, plus old appliances. Repair people good about responding quickly to issues. How good your experience is largely depends on which apartment space you pick, so choose wisely. On the positive side, it is so close to campus, and is one of the more affordable options for living alone; it's nice to have your own space outside of Ross sometimes. The number one criteria for me was being near campus bc I wanted to spend the least amount of time possible commuting to class during winter, and I wanted to live alone affordably. Will warn that it's on the undergrad side of campus so you'll definitely hear sororities practicing rush songs during the fall, or undergrads cracking open beers and blasting music at 7am on game days, but honestly it's a college town, so I'm not sure how much that's different from anywhere else.

Perfect for living alone but close to school and other Rossers

Old building, but VERY spacious apartments. A ton of Rossers in the building. 3-5 minute walk to campus. Management company is not the best, but the convenience of Forest Plaza makes them bearable.

Terrible Management but cheaper option to live alone

Pros: very close to Ross, spacious apartment with lots of storage space, decent amount of light, thick walls, no pests, one of the cheapest options to live alone while also a 5 minute walk from Ross

Cons: packages get stolen and management response is to have signature upon delivery which is not feasible, elevator was broken for over 8 months at one point, heating was out for 18 days at one point, lots of little issues like water leakage which will impact apartments below the unit with the issue, water gets shut off for repairs without warning, building does not plow long driveway when it snows

Great option for Graduate Students

I am a first-year graduate student at UM. Upon the recommendation of a close friend who had lived at FP, I decided to check it out, despite reviewing the horrendous reviews of this building. I have been extremely happy here and will likely renew for next year. Please see below for a pro/cons analysis:

Pros:
+ 5 min walk from classes
+ Great space (705 sf)
+ Great natural light (tons of windows - this is important for MI winters)
+ Tons of storage space (closets galore)
+ Quiet (Far from the street and old building = great insulation)
+ Parking available

Cons:
- Units get the job done but are not very updated
- Kitchen and bathroom is tiny
- Occasional insect visitors
- No amenities
- No in-unit W/D + 2 sets downstairs are pay-per-use
- No pets
- No A/C - I purchased window units
- Radiator heat

Notes:
- People say the maintenance staff is unresponsive. I disagree.

Great location, good space but old build

Ample space, 2 blocks away from the Ross School of Business, and a short walk from the rest of the Central Campus and downtown.
The building is pretty old, though, so it comes with the issues you would expect (more maintance) and it lacks modern amenities.
The proportional payment of utilities is also not ideal, in my opiniob (i.e. the management company pays a percentage and the tenant pays the rest, according to the aptarment's square footage).
