Beautiful and safe community

"The village at Horsepen" price is basically the same as its website, and gave discounts according to length of rent. The management is honest and friendly.

The house itself and environment of "The village at Horsepen" is practical and beautiful.

Many renters are from UR.

Residents here are friendly.

Perfect for what we need right now!

Our experience at the Village has been very pleasant. There's always somewhere close to park. The location is close to everything, including U of R only 5-10 minutes away. There is a nice, little dog park for our dog to play in within walking distance. The pool is nice and spacious in the summer. The maintenance team is on top of whatever requests you may need. The landscaping teams always make the grounds look fresh, healthy, and clean. The office staff is extremely friendly, and most of the residents are nice and pleasant as well.

I would say the biggest complaint is feeling a little crammed, but it can definitely be cozy once you get used to it.

Not the best

The apartments are seriously in need of an update. Everything is cheaply assembled and in mild disrepair. The constant pest treatments are also a serious pain. And management never seems to be on the same page, if you speak to multiple people you'll get a different answer from all of them and they are very slow to take care of repairs.
On a positive note, it's close to campus and the closets are spacious.

Too expensive for what you get

These units were built in the 1940's and are in need of serious upgrades. No utilities are included and you get a separate bill for all of that. There are so many fees that the leasing office does not disclose which drive up the price of living at this location. Only perk of living here is the proximity to the university.

Love these townhomes!

Very safe neighborhood with a lot of students and families. Many law students live here as well as undergraduate students. Very pet friendly- accepts dogs of all breeds. Washers and dryers are included in the townhouses. All utilities are separate. Usually spend about $75 total for water, sewage, and trash. Electricity is anywhere from $70-130 depending on the weather/season/how high you keep your heat/how low you keep your air. The townhouses have small rooms, but really cannot be beat for the price and location. They are located about 7 minutes from school depending on traffic. Never have had problems with maintenance or safety.

Great for Students

Close to school so commute is easy. Appliances aren't super up to date but the price is good! Super walkable with backdoor that goes out to a yard type of space. Great for pet owners.

Perfect Place to Live For Law School

My wife and I have had a great experience in our apartment. Though our apartment is not huge, there is plenty of closet space to store stuff. Also, the management team is super friendly and responsive. If we ever have a maintenance issue and put in a work order, the maintenance team is there within a day, sometimes within the hour.

There also great perks to living in the Village: free, available parking, free access to the pool (plus two guests per resident), and free access to the dog park, volleyball courts, playgrounds, and walking trails.

Finally, the location is super convenient. The drive to the law school is less than 10 minutes. Also, getting on the interstate takes less than 5 minutes. There is plenty of restaurants and other businesses nearby, and I have not been stressed out about having to run any errands this semester. Plus, the neighborhood is very peaceful and creates a stress free living environment, which is ideal for a law school student.

Great area filled with students and families. Elementary school located nearby, so lots of kids walking. Grocery stores and restaurants within 5 min drive

The neighborhood is great! Most of the people you encounter are very friendly. Many people have dogs and children, which make the neighborhood a happy place.

Here and there, you may encounter some strange situations with people but nothing so concerning that you would make you not want to live there.
The neighborhood is not bad. I do not have any safety concerns.
Great area. Not too close to the bars, but it is the best location to meet the needs of law students. It is the closest complex to the school.
The one risk is that the large glass windows and doors offer virtually no barrier to robbery and, with the blinds open, little privacy. The toilets are also excessively efficient, needing to be unclogged very often.
This neighborhood is really pretty and very nice. You have everything you need within a short drive. Almost equal distance between this area, Short Pump, and downtown.
Great, quiet family neighborhood within a five minute drive of Target and other restaurants. Could be closer to the Fan though
