Great management and apartment

I've thoroughly enjoyed living here - the management team is very accommodating and the building is very nice. Laundry and trash on each floor, doorman for packages/ food deliveries, friendly staff, reasonable rent relative to other Wharton buildings

222 Rittenhouse Review

Everything from meeting with the property manager to signing the lease to moving in was easy. Any time I have had an issue, it's been fixed within a day. Apartment is on the pricey side, but when I signed the lease they gave me 2 months free on a 12 month lease which makes the average rent over 1 year of 1,700 with utilities included. Gym in the basement is functional but not amazing, but there is an office that has free printing (which is amazing)

Happy with offering & partial park view

The building is located right on Rittenhouse Square's park and my apt has a view of the park, which is exactly what I wanted. The building is very secure and the staff is responsive. The gym in the basement is nothing special, but as an ex-athlete it's been enough for me and is never crowded. If you want a building full of MBA students, this is not the place for you.

Great place to live

Great place, very convenient. A bit underrated from a Wharton perspective. The property is right on the Square and the units are renovated. Utilities are also included which is a nice win. The building is on the quieter end, which I definitely prefer.

Great amenities for a busy lifestyle, but trouble with management!

As a medical student with a very busy schedule, I was looking for an apartment building with amenities that would make the tasks of everyday living extremely easy. The convenience of the modernized kitchen, in-unit washer/dryer, and basement gym are, in my opinion, definitely worth the price that you pay for them. In addition, the building is a block from the bus stop with routes to Penn's campus and Trader Joe's (which I used as my primary grocery store) is a 10 minute walk away. If you are the type of person who loves having numerous trendy coffee shops, top Philly restaurants, and popular clothing brands just blocks away, then this location can't be beat. The biggest downside of this property is its management. Throughout this past year the building has been struggling with elevator function, and it took several months before management stepped in to finally notify residents what was going on. Further there are numerous smokers in the building whose habits leave certain units and stairways extremely smoky and unpleasant. This issue has also been dealt with very poorly by management. The main leasing agent is horrible at phone and email communication. Despite this, the door men/women and maintenance staff have been friendly and wonderful to work with.

Great building, some elevator issues

222 is one of the nicest buildings on the square. Built by the same architect as the Museum of Art. The amenities are on point: great gym, meeting room (free printers and coffee!), nice doorman, pet-friendly environment. Units have huge closets, all-equipped kitchen including a washer-dryer, and rent includes utility bills.
Another cool feature is that you can do a 6-month rental then a month-to-month deal if desired. The building manager is really helpful and they have a couple maintenance guy on duty that will fix anything in your unit on short notice.
However, the management company (based in NYC) does not seem to care a lot about this building. The elevators seem to break down a lot and although they say they will renovate these, it will take several months before all 4 elevators work again. Meanwhile, at most 2 elevators work at the same time, you have to call the doorman to be picked up on your floor, and sometimes no elevator works at all! They gave a big rent discount when this happened (and maybe you can get better rent terms now), so I was still happy with the experience, as the elevator situation is not a huge issue for me...
All in all, I would recommend this building (and I have seen a few in the city), especially for people who enjoy the proximity of the parc and the safety of an apartment building.

Rittenhouse retreat perfect for busy students and young professionals

Because I knew that I definitely wanted to live in the Rittenhouse Square area, I spent a lot of time researching and viewing options. 222 Rittenhouse is a great fit for me because I wanted the safety element and amenities that come along with an apartment complex. The concierge staff is always so friendly and really helpful about accepting packages when I am gone during the day. The maintenance staff always responds to any requests I make in a very timely fashion. Though my studio square footage is small it has a full kitchen, bath, washer/dryer. The building itself has a conference room great for studying, rentable extra storage space, and a small gym in the basement with all the equipment I need for daily workouts. Though I definitely pay the price for my view of Rittenhouse Square, the neighborhood is incredible, and the apartment works perfectly for my needs!

Fantastic apartment

I have been extremely happy at 222 Rittenhouse. Location cannot be beat and building is very safe. Apartment itself is beautiful and I rarely have maintenance issues. If I do, the building is quick to respond. Highly recommend.

Excellent but pricey

The building has beautiful architecture and great amenities. In unit washer/drier, dishwasher, ability to switch between heat and ac at any time (which is not always available in older buildings with old central air systems), small gym in basement, and the free printing in the conference room is very useful. The location is excellent, on Rittenhouse Park and only a 20 minute walk to the law school with plenty of other options for transportation. Management and staff are friendly and professional. My only qualm is that the price is high and there are a lot of great apartments in brownstones that are cheaper with similar amenities. Those, however, won't have a doorman like this building which adds tremendously to the sense of security. Overall great.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
