222 Rittenhouse is a nice building in a terrific location. Right at the southwestern edge of Rittenhouse Square, Center City is very accessible, and University City is only a short 15-20 minute walk across the Walnut Street Bridge. The business center with a coffee machine is a nice perk, and while the gym is bare-bones, it has all the essentials (dumbbells, treadmills, machines, etc.).

The only downside is that management is so-so. While they are very responsive to individual complaints, they are slow to respond to issues that affect the whole building--such as a broken coffee machine, printer, or even the elevators. Two of the three elevators were inoperable for 6 weeks at a time, with about 2 weeks of overlap, and there was very little hustle on management's part to resolve the issue. I suppose some people are okay with that, yet it's definitely a weak spot of the residence as a whole.

Away from that, once again the location is great, the staff is friendly, and the inclusion of utilities in the rent eliminates one more thing to worry about.

Simply put, don't recommend living here, especially given the price. Why? The elevator situation in this building is really really bad and it has been poor since I moved in, with elevators constantly breaking. For a month, both elevators in the building were broken and the entire building had to share a service elevator (had to call the front desk every time you needed to come downstairs). Currently, we have one functional elevator and the service elevator. The building's inability to fix its elevator issues is baffling and has been incredibly annoying to deal with. The building has not offered any concessions to residents either.

The apartment finishes are nice and the utilities (electric, heat) are included, which is a plus. Unit includes a combination washer/dryer, which is useless and a waste of space. Each floor has separate washer & dryer, but they are kind of expensive ($2.25 each). Building's gym is not so useful, as it is in the basement and is not properly air-conditioned so I don't use it.

Building management is horrible, but the doorman & doorwomen are really nice. I had a problem with hot water in my apartment, complained several times to management, and the issue remains unresolved. I contacted the management company in NY, and they were nasty.

The only thing this building has going for it is its location adjacent to the park. It's a very old building though, and the elevators have been broken for several months now and building management has yet to fully repair them. They have not shown any interest in the significant inconvenience this has caused to all residents. Several times they have also randomly shut the water off during the day without notice. The address is also very misleading, as the entrance to the building is actually on Locust Street -- this results in food deliveries constantly going to the wrong building, delayed Amazon packages, and Uber drivers always missing the building when you call them. The bathrooms in each unit are also connected to the bedrooms rather than the common areas, making it awkward if you have to host overnight guests. For the rent there are much better options elsewhere in Center City.

222 Rittenhouse is right at Rittenhouse Park. Many MBA students live in this area and it is only about 30 minute walking/10 minute cab ride to campus. It is also close to all the events and social activities that take place in Center City. The apartments are upgraded and the management is helpful. Overall, this is a great place to live!

Pay a bit more, but get a lot for what you're paying. Big units, nice interiors, doorman, functional but not stellar gym room. great views from higher units (especially parkside)

I like the building overall - good location on the park, pretty good finishing in the kitchen and living room. However, I'm not a big fan of the layout (some space used inefficiently) and the bathroom is too old school for my tastes.

Great location, really friendly staff, nicely finished kitchen, good gym in basement (that doesn't smell)! It's not an enormous building (ie much smaller than the claridge for instance). Kind of pricy but worth it for the quality of finish, all inclusive bills and location.

222 W Rittenhouse has been a great place to stay. The facilities are completely modern, although the building itself is a historic one and that candor is preserved in the lobby entrance. It's right in the middle of Rittenhouse Square, so its very easily accessible, and is adjacent to the cab stand maintained by the Dorchester apartments. We were lucky to book the only 3-bedroom in the building. Social is what you make of it - we are able to host up 50-60 people without any noise complaints given the distance between apartments, and thick walls. There are not as many Wharton students in the building such as the Icon, Riverloft, 2401 Chestnut, 1500 Locust, etc. - there are only 300 units in the building max according to my estimate. We only have two other folks on our floor (24th floor btw!). Management generally speaking is solid, but is not as proactive as I would like. The concierge staff is great - they get to know you and always greet your return warmly!.

222 Rittenhouse has been a great place to live. They have completed renovations on many apartments and our unit had never been lived in before. The building has one of the best locations in the city and the staff is friendly and responsive. The units are a little smaller than in some other buildings in the neighborhood, but you are paying for location and quality of the building. Only drawbacks are 1) small but workable gym, 2) relatively little closet storage space in apartment, 3) No real storage in building (we hear they are adding soon...)

The building is small and everyone is nice. They go out of their way to make sure everything goes smoothly. Every morning when we go out, there is always someone smiling at you in the lobby, receive happy greetings every day. And everithing in the building is very well maintained.
