Spacious building, but lots of water problems

Frequent water shut downs, unresponsive management. One wharton student had their bathroom ceiling fall off (yes!), and another had their apartment flooded while gone for winter break. I've been lucky so far -- spacious building and low(er) rents.

Great space, awful building

Our apartment unit has been absolutely amazing. There is a ton of space, great lighting, and it is very comfortable. Additionally, we have a washer/dryer, extra storage space, and a renovated kitchen. That being said, the building is the worst place imaginable. First off, the building shuts down the water approximately ever 2 weeks for repairs. In many cases, these shut downs happen without warning and emails aren't sent until long after the water has been turned off for an emergency. Many of these emergencies are due to pipe bursts - almost everyone I know has had some sort of leak in their unit. Management is terrible at communicating and is not particularly helpful or understanding with the issues that have occurred.

Old World Charm…

"Old World Charm" for me means water leaks, monthly water shutdowns (sometimes multiple ones), elevator maintenance issues, among other issues. Other tenants have had flooding issues.

My ceiling fell off

This is an older building, which is why the rent is so reasonable and it is so large. The location is great, but there are so many maintenance problems that it is not worth it. My bathroom ceiling literally caved in, leaving debris all over the apartment and management came to look at it and said it "wasn't that bad". II could have been seriously injured, but they were not concerned. Living here or any other Allan Domb building is extremely dangerous because they are extremely negligent and difficult to work with. This is just one of many issues we have faced and we are nervous about what else will happen over the course of the lease.

Do not live at the Carlyle

While the Carlyle is on the more affordable side and is well-located, I would not recommend living here. The building has not been managed well over the years, and as such, frequently has water shut-offs for prolonged periods of time. Moreover, the building manager is often unresponsive and typically forgets to forward maintenance requests. At the end of the day, living at the Carlyle is just full of inconveniences that no student wants to live with.

Water problems, old pipes and bad management

The building is very old and there are a lot of water leaks and general pipes problems. There are water shut downs every month but usually it does not bother because its since 9am-5pm.
The management is very slow to react to any issue at the apartment - leaks, broken things. It is very unorganized and has a hard tome to follow up.

Old Building Alert

My water is out at least once a week due to "maintenance" work and sometimes without notice. It has gotten so bad that I plan on moving when my lease is up. It's in a great location but for the price there are far better buildings for your value.

Great unit, so-so building

My roommate and I love our unit - we have spacious rooms with great views, plenty of closet space, and a nice, big kitchen. The building is old and has water issues, so we have to deal with water shutdowns about once or twice per month. These are annoying, but we knew about them going in. Otherwise, maintenance has been pretty quick to respond to any issues. The doormen are really friendly and the location can't be beat, especially for Wharton students.

Stay away!!!!!

The Carlyle is a nightmare. Please avoid at all cost. There is constant shutdown of the water system. There was a backup of the sewage system that stunk up our apartment. The place is too old. I was given the same warning last year and did not listen to my regret. Please take this advice and avoid this old rickety place. You will thank me.

Comment from Carlyle Management, at The Carlyle
We are sorry that you have not had a good experience at The Carlyle. All of the issues you mention have been rectified and building ownership/management is investing a lot of time and money on major capital improvement projects in the building to ensure that all residents have the best possible experience in the building.

Good enough (relatively cheap, but a bit old; very good location)

The building is a little old, we constantly receive emails about maintenance, but they usually happen while we are on campus, so I never had a problem with it. There is a small workout room in the basement, good for a quick workout (I practically only use the treadmill, but I see some people with personal trainers). I believe our apartment amy be a little older than average in the building (some kitchen appliances, for example). I find the location very good, close to 2401, Trader Joe's, etc. However, in peak times in the morning the bus is full and sometimes doesn't stop. Still, you always meet Wharton people (that live in the building or nearby) to share a cab.

Rittenhouse Square Reviews

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
