Lots of management issues

Things were broken, not painted, and not in place when we first moved in. Have also had frequent water stoppages and frequent power outages

Great location and cheap, but not worth it given all the cons.

Cons: FREQUENT water shutdowns due to maintenance which are not always communicated to tenants even when they're planned; false fire alarms; electricity outages; some of the doorman either fall asleep or walk away from the desk without locking the front door; appliances sometimes break down (e.g., oven, microwave); difficult to control temperature/heat during the winter . Pros: Great location. Spacious units. Rent is on the cheaper side for a doorman/elevator building.

Comment from Carlyle Management, at The Carlyle
Please know that ownership/management is diligently working to improve all aspects of the building, which can be evidenced in major investments over the past year which include plumbing and mechanical updates, unit renovations, brand new hallways and a property management consultant to oversee the manager and all staff.

"Old World Charm"

"Old World Charm" seems to be the catch-all for frequent water shutoffs and odd problems (losing power, midnight fire alarms) but none of this is annoying enough to find a new place for next year.

Great unit if you're willing to put up with big building flaws.

Our unit is fantastic!! The apartment is very large, bright, and comfortable. It also includes a washer/dryer and a few extra rooms that we've turned into an office and guest room! Additionally, the gym in the basement is small, but clean, and the doormen are friendly. The building however leaves plenty to be desired. Building management turns off the water every month or so for repairs and we've had numerous power outages during our residency (requiring us to climb the stairs up nearly 20 floors). My largest complaint is that building management is not good about notifying tenants of upcoming or ongoing issues, so we are often left in the dark about repairs or incidents.

Suffers from old building problems

Because The Carlyle is an old building, there are many issues. The fire alarm goes off regularly, the water gets shut off at least a few times a week, and the building manager is not the most responsive to issues.

Good value, comes with downsides

Good bang for your buck if you are willing to put up with frequent loss of basic utilities (water for a day at a time) andor uncontrollable utilities (can't control the heat). Relatively low rent gets you a lot of space per dollar, pretty good (though sometimes not vigilant) doormen, pretty responsive building maintenance team, and a can't-be-beat location. Building is not overwhelmed by Wharton students (rare run-ins). Basic gym (a few treadmills and ellipticals) in the basement.

The building is old and run down

The building is very run down. Water gets shut down on a monthly basis due to emergency leaks and maintenance. The fire alarm goes off from time to time in the middle of the night. The heater doesn't always properly work, making for some very cold nights. One of our walls even fell in because of water damage. Building management responds to concerns quickly, but there are so many things that we need to have fixed.

Comment from Carlyle Management, at The Carlyle
We are sorry for any inconveniences you experienced while living at The Carlyle. Ownership is investing a lot of money into the building to improve mechanicals and plumbing, aesthetics and service. This includes major plumbing upgrades, boiler replacement, brand new hallways and unit updates. All of these projects are being done to improve the residents' living experience.

Nice place to live

Great location and lots of character. The higher floors have wonderful views of the city. Only complaint is they occasionally turn off the water to do repairs.

Rittenhouse Square Reviews

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
