Great place to live!
I really like living at Cortland West Nashville! The units are beautiful and surprisingly spacious for the square footage. You are allowed to decorate your apartment by hanging things up and even painting which I have found helpful in making my apartment feel like home. My biggest complaint regarding units is the lack of closet space. My unit has one closet in the bedroom, and no linen/coat closet. The unit does have an area in the front to house some shoes and coats, but finding a place to put my vacuum was a bit of a challenge. The property is also gated and feels secure.
Employees and residents are both nice and fun to interact with. Cortland hosts several events each month which range from arts/crafts, comedy shows, food events, and more. The amenities are amazing (great pool, gym, outdoor spaces, grills, pizza ovens, etc.). This is a very pet-friendly complex, and they have a "bark park" for dogs.
The main "con" I have experienced is with residents not following rules/common courtesy. They are mostly minor things like parking where they aren't supposed to, leaving their trash cans outside, not picking up after pets, being noisy in the hallways, etc. Corland does try to address complaints, but there isn't much done to hold people accountable after an initial email reminder.
Overall, Cortland West Nashville is a great place to live! For the amenities you get and unit quality, I think the value of a Cortland unit is great in the Nashville rental market. The complex is also close to several shopping plazas, and restaurants, and is about a 15-20 minute drive from downtown Nashville. I have felt very comfortable living here for the past few months and plan to renew my lease when it is up.
Cortland Oleander East
The complex is really peaceful and is my sanctuary away from school. It's pretty clean in the common areas. I've enjoyed the gym a lot. It's a completely keyless complex, which can be both a positive and negative. A perk I've enjoyed is having valet trash. However, it sometimes makes the hallways smell and can make a mess. I like the location because it is rather quiet. It's less than ten minutes away from without traffic but the Emory shuttle picks up and drops off right in front of the complex which is convenient. It's close to a lot of grocery stores, Target, Costco, etc. and is about 15 minutes away from areas with more of a social scene (clubs, bars, restaurants, etc.). The management is responsive. They answer within a couple days or even same day. They are also pretty quick with resolving service requests.
Nice facility, absent management
The units are very nice, the gym and pool and high quality, and location is great due to taking free shuttles into Emory and proximity to grocery store/restaurants. The management team is low on staff so they can take awhile to respond. It also takes them a long time to complete construction projects, which is frustrating. Overall we are happy here and will stay another year.
Cortland Oleander
Very nice apartment with great amenities. The east building is newer than the west. I’ve never had problems with management or maintenance. Quiet neighborhood.

Excellent Value Living for Professional Students
Nice Quiet Apartments Next to Two Trails!!
I have lived at Decatur Highland for almost 3 years and I have enjoyed my time here. I really appreciate the ability to walk out of my apartment and have two trails I can easily access. I have even walked to campus through Lullwater park (~30-45 minutes depending where your classes are on campus).

My experience so far at Cortland 3131 has been smooth!
The leasing team is always helpful and responsive in the various things I ask of them via email or in person, and the maintenance team is amazingly quick at responding to requests and super friendly.
It's fine.
Chosen for close proximity to anesthesiologist assistant program office. Expensive, but reasonably nice. Maintenence is very responsive, and office staff is nice. But the walls are thin, and there's pool parties ALL the time in the summer, which can get kinda loud, and annoying when you've got to be up early.

Experience so far has been good. We got a good price for an okay length of rent and because we worked with someone in the office to help make the apartment work for us. Otherwise, these apartments were expensive. The value of ours is higher because it's a renovated unit. Not all are renovated units (new kitchen appliances, floors, bathroom countertops). I love that I do not hear the sounds of the road from my building. This apartment complex is next to Clairmont Ave and there are a lot of ambulances on this road so the noise could be bothersome if you get an apartment near the road. There are 2 pools and both are nice. The gym is ...eh. It's very minimal. But it's currently getting upgraded (January 2023) after pipemageddon destroyed the pipes and the gym. The location is perfect if you are an Emory student. You can walk to the Emory bus stop (10-15 minutes) or you can walk to campus through Lullwater park. There are 2 Publixes less than 5 minutes away. Toco hills plaza is 5 minutes away. Downtown Decatur ~10 minutes away. Piedmont park ~20-25 minutes away. This location is super great. There is plenty of parking in the apartment complex. They are not super strict on having guest vehicles. However, there is no covered parking anywhere. Aside from wishing my apartment was cheaper, it is the perfect apartment for my partner and I.
Easy commute not awful staff
All of the staff is friendly and service requests are handled promptly. The gate breaks frequently and of course the apartments are slightly overpriced but they are nice with updated amenities. When pipes burst they paid for us to have a general gym membership rather than leave us hanging. They have required valet trash and a pool as well. I walk/bike to SOM and it's super easy going through lullwater so I don't have to cross any roads until I am on campus and is about a 35 minutes walk/15 minute bike.
It's pretty good
It's a nice complex and I like my unit. The management is nice and responsive. The gates are frequently broken, and people always tailgate behind cars to get into the gate which is a security issue. There also isn't a lot of parking spots (you'll find one, it may just be far away from your building). In terms of value, I think its overpriced but I guess it's because of how close it is to campus. There isn't necessarily anything unique about it compared to other complexes I've seen. The gym was crap, but they're re-doing it so hopefully it'll be better.
Modern and cozy
Management is responsive and they try to know you personally. There is a clubhouse that is great for studying. Many stores on the second floor. There is a MARTA train station right across the street. It is a little far from the hospitals but definitely worth the drive if you like modern apartments.
Oleander
I live at Cortland Oleander EAST (the West side is different so keep that in mind for this review). Oleander East is pricey but for me it was worth it. The apartment is very modern, bright, and spacious. I feel very safe living here as every door around is locked including the parking garage. I haven’t needed maintenance or the leasing office much since living here, but when I did they were very helpful and responsive. They have events for us often (usually food related—food trucks, free chick fil a breakfast), which I appreciate. My neighbors are mostly quiet which is perfect for studying at home! The location is perfect: easy on and off access to the highway cuz driving time to most places in ATL pretty significantly, and it’s about a 10 minute commute to Emory. If you don’t have a car, the Emory shuttle stops right outside the apartment and runs pretty late into the night which has been convenient for me when I had car troubles. There’s also a shopping center right around the corner with lots of convenient stores (Starbucks, Panera, Lidl, etc). Overall, I’ve really liked living here and think it was worth the extra cost I pay.
