Cortland Bull City

I basically have no complaints. The package room needs to be updated but otherwise, it is great. Management has been lovely and the building is really nice.

I moved from the Lofts and have totally felt like I'm living in a different country. Cortland has an amazing gym, wonderful amenities including a gorgeous pool, lots of sunlight, is very pet friendly, and is affordable all at the same time. It's just a 10-15 minute walk from most things downtown, making it perfect to meet up with friends and then walk home feeling safe. I was worried the walls would be thin but I literally can't hear anything from any of my neighbors ever. It's also a very friendly community and I've made a lot of friends since moving in. I'm also dealthy afraid of bugs and have only seen one or two since moving in, which is kind of the best you can do in Durham! They're very responsive if I ask them to come spray for bugs but also spray our floor as a whole once a month. I literally cannot see myself living anywhere else. The one downside is that if you're getting a studio the place can be small compared to other apartments, but I've actually found storage for everything I had in my ginormous apartment last year and am very comfortable. You just have to be smart about storage and making the most of the space you do have (i.e. getting storage bins for under the bed etc). There are also some gate issues, but I've never been locked out myself (sometimes the gates just kind of sit open).

Cortland Bull City is walking distance from downtown Durham. The building management is responsive, helpful, and approachable. The apartments are spacious and well-kept. I have enjoyed living here.

I’ve lived at Cortland Bull City for over three years, and unfortunately, my experience has steadily declined. While the building itself is clean, attractive, and staffed by kind individuals, I cannot recommend moving here due to unresolved issues that significantly impact the living experience.

The most significant problem I’ve faced is a neighbor smoking marijuana inside their apartment nearly every day for the past nine months. The smell fills my apartment, creating an ongoing nuisance. While I wouldn’t mind if they smoked outside, my requests for them to do so have been ignored.

I’ve reached out to the leasing office in person over a dozen times and sent multiple emails about the issue. Initially, they assured me it would be resolved. However, their response eventually shifted to advising me to call the police, claiming there was nothing more they could do. When I escalated the matter to Cortland’s corporate office, I was told the issue had been marked as resolved by the local leasing team—even though the problem persists to this day.

Both the neighbors and the leasing office are aware of the specific unit causing the issue, yet no action has been taken. For a luxury apartment complex that explicitly prohibits smoking, this lack of enforcement is disappointing and unacceptable.

That said, there are aspects of living here that I genuinely appreciate. The service team is exceptional, consistently handling maintenance requests quickly and efficiently. The complex is pet-friendly, and the units are modern, comfortable, and well-designed. However, until the marijuana smell is effectively addressed, I cannot recommend this community.

Apartments are spacious and bright. The amenities are amazing (pool, gym, working spaces) and management has been super responsive. I have been particularly impressed with the responsiveness and professionalism of the maintenance team here. And it's fun to be within walking distance to be downtown!

A great choice for those seeking a downtown living experience. Its prime location offers easy access to the historic American Tobacco campus as well as numerous shops, restaurants, and entertainment options just steps away. The amenities provided are also impressive, ensuring that residents can enjoy a comfortable and convenient lifestyle. However, it's worth noting that the management's recent attitude towards maintenance has been lax.
