Terrible management

Management here is utterly unprofessional, untimely, and generally rude. Definitely do not move here if you have pets, because there is nowhere to take them out and the building acts very anti-pets. They have allowed my packages to be delivered to other residents, and then send me upstairs on a goose chase to find my packages rather than retrieving them on their own. The other residents are loud and obnoxious, and frankly everyone is a rich, international student that feels entitled to do whatever they want, and management doesn't care. People treat these apartments like college dorms, and they are absolutely not worth the price they rent for.

Excellent Property

Great Management. Great amenities. 10 to 15 min door to door walk to classes. Luxurious, spacious and well maintained units. Tenants are diverse, mostly law students, medical students/doctors, professionals and some Whartonites. Several international students/families. Many tenants with small children and/or pets. 24/7 concierge (Good Security) Maintenance is responsive. Quick Uber or taxi ($6-$8) to Center City if you need to meet with friends over dinner or drinks. Bus #21 to Center City stops across the street. Metro is less than a block away. Trolley is about 1 block away.

Great location and amenities, but pricey

When I moved in to Domus in the Summer of 2015, it was the only full service rental building in University City. Apartments are spacious, more luxurious that you would expect, and well designed for students with large built in desks. Parking is well below market at $150/month and management offers 10 month leases (at a premium), which is nice for students who don't want to deal with subletting. Overall, it is an exceedingly comfortable place to live with a few caveats:

-The pool is beautiful, but the rental office won't tell you that it closes on Labor Day.
-Having moved here from a very well run condo building, my view of management is lukewarm at best. That said, although they don't do much to make you feel like a valued resident, they have been consistently honest and haven't caused any major issues.
-Fire alarms have been a problem and management has been defensive about the cause(es).

Since I moved in, three new high rise apartment buildings have opened in the neighborhood. If rents normalize to ~2k/month, Domus starts to become a fair value.

Great luxury apartment across from the law school

I love living at Domus. It's close to school but unfortunately far from the action of center city and the rest of Philadelphia. It's perfect for a pet owner- it's a $30 monthly fee. However, because it's pet-friendly, you'll be dealing with everyone else's noisy dogs too. It's a beautiful building with great amenities including a pool and movie theater, but might not be worth the rent premium. Management knows there are no other luxury apartment buildings so close to Penn and Drexel so they really do charge a premium, and raise the rent a LOT each year. You can definitely find cheaper rent elsewhere, but nothing this spacious, high-end, and comfortable in University City. If you have a car, there's no better choice because the garage is attached.

Great place for families, but far from Center City fun!

The building and the apartments are great (new, well maintained, clean, comfortable, quiet, spacious and with high-quality stainless-steel appliances, etc).You are within a 10-min walk from Wharton, which is great. No taxi, bus, trolley or subway rides. The only downside about location is that you will be far from where most students live: Center City. Most of residents here are Drexel's and UPenn's undergrads. If you feel like partying everyday, this is not the right place for you. Unless you don't mind walking or taking a cab to attend social events.University City is improving but it is far from Center City in the number of options (and quality) of restaurants within walking distance.The building has a parking garage attached, and you can park your car for an additional fee (currently $150/mo).The building has a seasonal pool and grilling areas, which open on Memorial Day and close on Labor Day (I believe they should be open for a longer time throughout the year).Although windows prevent noises from the streets, I live in an apartment whose windows are close to the loading dock, where the trash chute is located. Twice or 3 times a week, the garbage truck wakes me up. Avoid apartments on this section of the building.Management and maintenance are responsive, but they are not a little flexible when renewing your rental agreement. Keep in mind that the property owner, UDR is a $8bn company and will not be willing to negotiate while demand for the building remains high.

Perfect location and great amenities

Quiet place, perfect location, great amenities, nice and helpful front office, good maintenance support 24/7.
Some members of the leasing office can be difficult to deal with, however.

Definitely, the best place for Wharton families in Philly, especially those with kids. REAL luxury apartments. Awesome amenities.

Domus is a new, high-end apartment building in the University City district. Pros: (i) The building: New and impressively well-managed and well-maintained. (ii) The amenities: It features a seasonal swimming pool, a poolside grilling area with 2 char-broil grills, study rooms, a card room, a decent gym, a conference center with wi-fi internet and printer, a pool table and a theater room. For those who think about having a car, it offers on-site parking for an additional fee (~US$150/month), which is usually lower than those charged in Center City. (iii) The apartments: 10’ ceiling, clean, plenty of sun light, hardwood floor in the living/dining room and carpet in the bedroom(s), travertine tile in the bathroom(s), stainless steel appliances and washer/dryer in each unit. (iv) Staff: Management and concierge are friendly and helpful. There is an on-site 24/7 maintenance team. Maintenance is quick and effective. Services are requested on-line. (v) Location: Close to Wharton. How close? Less than 10 minutes walking to Huntsman Hall. (vi) Kids, families and pet friendly. Cons: (i) Location: Far from Center City. The great majority of the MBA students lives in Center City. You may find yourself a little far from the social events, since most (if not all) of them are held there. How far is it from Center City? 25 minutes walking, or 10 minutes driving, or a US$1.80 bus/subway/trolley fare or a US$8 taxi ride. (ii) Price: It is priced as high as the best places in Center City. (iii) Flexibility: Start date and lease term are not flexible. Plan in advance and try to avoid starting your lease much earlier than your arrival to Philly. (iv) Utility bills: Everything is electric (stove, oven, A/C, heater, shower, etc.). Electricity bills may become expensive, especially during the winter months.

University City feels very safe with so many students living in the area as well as the added presence of University security. There are plenty of restaurants and easy access to basic necessities (e.g. grocery store, pharmacy). I really like it because it makes getting to work super convenient and street parking is much more available for visitors (or if you're like me and occasionally borrow your parents' car) compared to other areas of the city. It is also very close to the Schuylkill River Trail for walking/running/biking, is a quick walk into Center City, and gives you easy access to a variety of public transportation as well as major highways.
I love living in this neighborhood! There are a few parks nearby, and there's all kinds of great food places. I definitely try to be cautious and aware of my surroundings, but overall I feel very safe where I live. I love that I can easily walk to school and that the SEPTA trolley lines go right past my house- easy to get to center city for internships, etc.

Lately it has gotten a little noisy at night on my street, but otherwise I have few complaints about the neighborhood.
Living along Baltimore Ave is great - tons of small shops, restaurants, and bars. It's also really easy to get to school or center city on the trolleys. Neighborhood has all the city amenities but is way cheaper and quieter than center city.
I am in UCity, right across the street from the law school. It's quiet but it is kind of far from rittenhouse and center city. There are only a few restaurants and bars around here, but its a short uber into the city.
University City is a bustling college town with plenty of bars, restaurants and nightlife. You don't need to go far to find whatever is you're looking for.
For Penn students, the location is perfect, less than a five minute walk to school. There are bars, food, etc though center city offers more options.
Very close to university and law school. Good fast food options. A bit far from downtown
Nice and clean, seemingly safe, not much to do in the area though
