Kensington Court Apartment Complex

Kensington is a mixed bag. The location is tremendous: you're within walking distance of Izzy's Kitchen, one of the best restaurants in the city; Buddy's, a fantastic sports bar; the Virginia Museum of History & Culture; and the VMFA. You're about a 15-minute ride to campus. You have access to a very serviceable gym and a deck with some great views of the city. But the management is poor, the mail room is a disaster, and the common areas are grimy. The apartments themselves are pretty nice, though, so if you can put up with some shoddy stairwells and are relatively self-sufficient, it's a good place to be.

Great location and good price

The apartment we live in is great with amazing natural lighting and updated appliances. The common areas are kinda gross but have lived her throughout law school and am happy with it for the price.

Great Location!

Pros: GREAT location- we are within walking distance of the Museum, Carytown, Scotts Addition and more, the apartments are SO QUIET- I very rarely hear my neighbors or the people above me, the maintenance staff is phenomenal and quick, has a great gym, comparable pricing to the area

Cons: no in-unit laundry, parking is $50 a month or you can find street parking (which is what I do and have never had a problem finding a spot), and theres no pool, also the apartments do not have a ton of storage space.

Great location!

I love my apartment. It is located in the museum district and is walkable to Carytown. The apartment itself is spacious with plenty of natural lighting.

Great location; not much else

The location of Kensington Court is great - in the Museum District, a short walk to Carytown and a medium (15-20 mins) walk to Scott's Addition. My apartment is the perfect size for one person and everything is updated and clean. However, management lacks in almost every category, so much so that I'm not entirely sure I would have chosen to live here were I able to go back and redo it. For now though, the convenience of the location is enough to keep me. There is also a decent gym I use daily.

Kensington Court

You cannot beat the location–being within walking distance of the VMFA and lots of good bars is pretty fantastic. Parking, even on the street, is usually pretty easy. The complex is also no more than a 15 minute drive from campus, which is a huge plus. The downsides are that your neighbors are a bit odd and the apartment's courtyard and common areas can be a bit dirty. They also rip you off for laundry. The gym is the best part of the complex.

I love the Museum District

I've been super happy with Kensington Court! I'm a 3L and I've lived here all 3 years. The Museum District is fantastic. I never get tired of going for walks, and there are always new restaurants to try (as well as repeat favorites). If you're a walker, we're walkable to the VMFA, Cary Street, Scott's Addition, and restaurants throughout the Fan. The building is remarkably quiet as well. Because it's old, the walls and floors are super thick (I do live on the top floor though).

I lived here by myself for two years, and now that I'm married my husband lives here too. It's a tight space for two, but we're making it work. Only real complaint is that there is very little storage space.

Great Space!

Don't love the building generally, has weird smells sometimes, but love our spacious 2 bedroom apartment! It has lots of light and the location could not be better!

Kensington apartment building in the Museum District.

I have been living in my apartment for around 3 months. I really like it. I would recommend this apartment building if you are nervous about living in the city but want to live somewhere centrally located.

I live by myself and I pay around $30 a month for water and $40 a month for electricity. They were having a special and I got one month of free rent when I signed a 13 month lease. Keep an eye out for rent specials.

If you decide to get an apartment in this building, you should ask around to see if you can find someone else who lives in the building because they sometimes have a referral bonus for residents. I have a friend who lives in the building and she got $500 (that we split 50/50 :) when I told the leasing agent that she referred the building to me.

Info about the building:

-This is a large apartment building in the Museum district. Most Richmond apartments in this area are around 4 floors (6-15 units). This is a more typical apartment building that is 7 stories and a lot of units.

-The building is pet friendly but I do not own a pet.

-You can pay to park in the parking lot, but I have never had any trouble parking on the street.

-There are coin operated laundry machines but I have never used them so I can't tell you what they are like.

-The building has elevators

Things I like:

-Quiet. The walls seem very thick and I have not heard much noise from the people around me.

-Safety. I am a generally nervous/cautious person and the building and area seem relatively safe. I do not feel nervous walking outside at night. My apartment door seems pretty thick compared to my previous Richmond apartment.

-Location. This building is right next to the Virginia Museum of Fine Art. Before Covid, the VMFA used to have a very popular happy hour special that lots of students attended. If the happy hour was still going on, I would definitely be going to it. There is also a lot of stuff within walking distance. Belmont pizza is a really nice pizza place one block away. It's a really nice Richmond neighborhood area with a few small stores around.

-Rooftop seating. There is a rooftop seating area which has a couple of tables and chairs and a really nice view of Richmond.

-Gym. I have used the gym a couple of times and it is pretty nice.

-Maintenance. I have had to put in two work orders and both of them were solved quickly.

-View. I live on the top floor and the view is pretty nice. My apartment is also well lit and has a lot of windows.

-I also like the room layout and size.

Things I don't like:

-The doors to the building have a key fob entrance, but a lot of times the doors don't properly latch so it would be easy for someone without a key fob to get into the building.

- Package drop off is anarchy. There is a small mailbox for letters and a closet where packages are supposed to go, but the delivery people just drop off packages everywhere. Sometimes they are by the front door, sometimes they are by the back door, sometimes they are in front of the mailboxes. If you order something important make sure to keep an eye out for it.

-The heating/cooling unit is really loud. In my apartment it is in a closet next to my bedroom and it makes a super loud kachunk noise every time it turns on. I turn it off at night so it doesn't wake me up.

-The bedroom closet is small.

Great Neighborhood

I love living at Kensington Court! My apartment is quiet and feels safe, and it is amazing living in the Museum District. I am close to school (15 min) but I feel like I am getting to know the city. Walking and running around the area is the perfect study break, and it's amazing to be right across the street from the VMFA. I would say my rent is about on par with what it (usually) costs to live alone in Richmond.

There are restaurants, bars, and museums within walking distance in every direction. Carytown is just a short jaunt away. Of particular note is Black Hand Coffee, the best coffee shop in midtown Richmond, which is basically located in the lot behind the building where I live. I wouldn't live anywhere else in the city.
Walk to the Art Museum on Thursday night to sit on the lawn near the sculptures and listen to live music! Or walk a few blocks to a bunch of restaurant and bar options on Cary Street.
Very safe neighborhood. Lots of things to do and within walking distance of many of richmonds festivals.
A great location between Scott's Addition and Carytown, the Museum District is that great mix between right where you want to be and still quiet enough. The greenery of the neighborhood is quite beautiful making it great to walk/run around, despite the sidewalks being uneven at points. Street parking is much easier to find here than in the Fan, though you may still encounter porch pirates if you live on a main road.
The best place to live. Everything you need is within walking distance. I don't feel uncomfortable walking at night. This neighborhood mostly consists of working young adults and young families. This area is an escape from the tall buildings of downtown, but urban enough so that you still feel like you are in the city.
I LOVE the Museum District. It’s convenient to Carytown the Fan, and Scott’s Addition, but it avoids the sketchiness and business of those neighborhoods on the weekends. It’s the perfect balance between social and quiet. The Museum District is perfect for grad students who like to run through scenic streets or walk to the VMFA for happy hour. Everyone is very friendly. Lots of grocery options near here: you could walk to Kroger, The Fresh Market, Elwood Thompson’s, etc. Convenient to the highway as well.
The VFMA is a wonderful museum located near by. Cary street and Carytown isn't too far away with some great restaurants. A couple grocery stores are in walking distance. The neighborhood consists mainly of families and is very safe.
Really enjoy how the neighborhood is close to the Fan/Carytown/Scott's Edition. Also enjoy how it is a more residential feel, yet still very close to everything I want to do in the city.
