Would not advise leasing here

I lived at Monroe before, about 8ish years ago then came back about 2-3 years and finally done with them. The first stint of time it was fine, low rent that made sense for the lack of management. Now they’ve increased and increased with little to no upgrades to the community, they’ll say landscaping and the EV chargers… but should’ve spent that money on units than exterior and chargers not in use that take up already limited parking(fines for non EV cars parked in said spots).

They must be truly hurting though, I moved out a month before my lease was up. During that time they started enforcing the trash can policy, where the disgusting used outdoor trashcan they require you to have for their spotty valet trash service has to be put inside. Meanwhile I was already gone and didn’t see that I got a lease violation till weeks after and they didn’t even care that I already moved away and wasn’t at the property.

Also they now are threatening if you don’t pick up your dogs poop and get caught it’s a $1000 fine. I picked up my dogs poop but first community I’ve seen with such a fine, makes me think they’re trying to make ends meet, especially with the high vacancy rate.

Outside of everything above, other things to note:
1. One or multiple gates seem to always be getting repaired or not working for days, sometimes weeks at a time. Leading to multiple car breakins or cars being stolen, at times more than 10+ cars being affected.
2. My apartment got water damage back in December of 2022 when Atlanta froze over, up until my move out date in April 2024 water damage was still not repaired.
3. Fetch, their delivery service, for Amazon, packages etc etc sucks. You will wait additional days, sometimes weeks for packages getting lost and/or just not put in the system
4. They closed down the grilling area around the pool at the start of grilling season to take months to redo and paint a pergola
5. The gym is the size of a half bathroom
6. Management and office has a rotating door, so don’t be surprised if the people you talk to this week aren’t there the next
7. Be prepared to listen to leaf blowers for 4-6 hours at least once a week if you work from home.

Great Location

They are currently renovating the apartments so they are significantly raising rents which is annoying. There are also a lot of kids that run around and yell at all times of the day/night. Otherwise it's a great location! Nice people.

Great location

Ideal location. Everything else is blah. The management is okay. Apartments could use an update. The pool is actually really fun. Community is pretty good. Safety could be better. I don't love the parking situation. Rent is skyrocketing so unfortunately I'll be moving.

Complete Lack of Management

The "security" gate is almost always broken and so they leave the gates completely open for anyone to come and go as the please. This has led to numerous break-ins and theft issues. Also, none of the parking lights are ever on, making it extremely dark in the parking deck. When you go to the leasing office and complain about these issues, they basically say that it's not their problem and that they're "getting to it", but weeks later the problems still exist. I'll be so happy when my lease is up.

Mostly residential, 3 minutes away from Midtown and Virginia Highlands. Walking distance to Piedmont park, the new part of the beltline, groceries, Starbucks, Orpheus Brewery, Smith's Olde Bar, restaurants, etc.
I am able to walk to my work in midtown. Its not quite done yet, but when the belt-line development reaches this zone, it will be easily accessible. Traffic can be a concision. Easy access to the interstate though.

Midtown is a great place to live. I've lived on the north side just next to Piedmont Heights for four years. I am walking distance to Ansley Mall, MARTA, and Piedmont Park. It's a gorgeous area and a simple connection to get onto Buford Highway to I-75 or I-85. Highly recommend if you're looking for the in-town experience.
Ansley Park is a safe, family-friendly, dog-friendly neighborhood with convenient access to midtown Atlanta. Tons of access to outdoor space and plenty of convenient shopping.
