After living in this building for over five years, I felt very compelled to finally SPEAK up and share my honest sincerest experience, because I was asked prior to write a positive experience for a contest & thats not the case do not be fooled.

I would not recommend this property to anyone especially of color because you are VOICELESS. The LEASING OFFICE is extremely disorganized, lacks customer service, unprofessional, and do not treat residents equally or FAIR they are very discriminatory speaking for myself and how I have been treated on multiple occasions . They are more focused on profits than residents' well-being read all of the reviews about SAFETY and VANDALISM.

There’s a constant turnover in the leasing office including property managers, leasing agents, and assistant managers I cant tell you the amount of times we received emails welcoming new staff which reflects the instability behind the scenes its a revolving door in the LEASING OFFICE. The parking garage is poorly monitored; my car was broken into, my school computer was stolen and shoes I had to REPLACE those items. My neighbors tires were also stolen off her new car not to mention cars also get stolen out of a surveillance garage. On another occasion multiple Cars got sprayed with a fire extinguisher by children, and another incident my car was also ticketed and towed and totaled in the process after hitting a pillar—all while paying $225/month for a parking spot although my car had a resident parking pass which resulted in me losing my job, I had to REPLACE my car. The parking gate gets damaged at-least 1x a month or it’s just left open or broken.

Most alarmingly, someone recently hid out in the garage while fleeing a police chase because the garage is NOT fully secured, which made the news check out the link this incident occurred on

Feb 29 2024 and it was very fighting experience , I did not know what has going on and for hours the only updates provided was on the news.

Many residents have experienced vandalism or damage to their vehicles. So if you’re thinking about storing a bike DONT.

Unwelcome guests frequently enter the building although we have 24 hr concierge here, putting residents at risk. Once , we had a homeless person living in our stair well for months . The elevators are always broken, buttons on the elevators (parking garage don’t work for certain floors) The outside patio door doesn’t lock or the gates are always broken, and although its a strong air freshener in the lobby the building still smells like weed majority of the time on the weekend. The trash rooms are also very disgusting, & these apartments have ants and the parking garage has mice & the rare entrance & courtyards smell like urine.

Despite supposed security protocols, LEASING OFFICE does NOTHING to enforce them, & residents end up paying for any damages caused by these lapses regardless if its your CAR or even if an intruder kicks your apt DOOR to break in your apartment which also occurred during my time here guess what the LEASING OFFICE took ZERO accountability and had ZERO sympathy and place the responsibility of the damages on me the resident, the victim. The concierge neglected to follow the active Ban protocol thoroughly implemented at the concierge desk they do nothing to ensure your safety they don't even call the police they only care about uber deliveries.

THE LEASING OFFICE will tell you one thing & do another, and when ever you call to address any concerns specifically with this current property manager. Shes always says She's in a meeting , THE LEASING OFFICE simply do not take accountability for anything so your opinion doesn’t matter honestly.

Overall, my experience has been disappointing over the years. For your SAFETY and PEACE of mind, I strongly suggest looking elsewhere.

Beautiful apartment if you are ok being far from school

I moved to DC with my fiancé, knowing we wanted to be down in navy yard. The building we have we highly recommend, it is beautiful and scenic with a responsive management company. The downside is for me personally, I have a longer metro ride than most. However I had to get a car in third year regardless so I have ample ways of getting to school.

awesome spot

I love the building, our unit, and the amenities. The location is great and there’s lots of nice restaurants and places in the neighborhood as well as a grocery store right across the street. However, management has not been good and we have had lots of issues with them. Aside from dealing with the issues with management, living at Arris has been amazing!

I Should be Studying Right Now, but I'd Rather Not

-Great front desk staff
-Cool rooftop
-Good food everywhere
-Close to metro and Nats stadium
-My pup, not named pup, likes the neighbor dogs
-A few instances of police having to be called (not sure why)
-Bad communication with leasing office (almost ended up not being able to finalize the lease three days before it was supposed to start -- and three weeks since being prepared to sign)
-Bad parking (gates frequently don't work, and cost $250/month)
-Bad price for the small size
-Cheap appliances (dishwasher unplugs itself, washer/dryer don't respond to touch screen, and some outlets don't accept some plugs)
-Frequent photo shoots (for the advertisements they like to send to us)
-Neighbors have been known to bathe in milk

-Overall: This apt. only worked because they gave the first month free, otherwise, it has not been ideal. I look forward to moving to a larger apartment in a few months to save about $850/month moving from a studio to a 1 bedroom.

We've lived in multiple buildings in this neighborhood over the past few years and we absolutely love it. The gorgeous waterfront is a few minutes from any building in the neighborhood and we are steadily getting new restaurants and finally the advent of fast-casual restaurants too. There are still areas of the neighborhood that are less safe, but my first apartment was squarely within the less-than-safe part, and there were never any incidents. There is a fair amount of construction to contend with, but it is merely indicative of how quickly this neighborhood is booming. The prices are unlikely to stay this low for long; we are already seeing a steady jump in pricing in all the surrounding buildings.
I love living in Navy Yard!! I am a ten minute walk to work and five minutes from two metro stops. There is a Harris Teeter within easy walking distance and a Whole Foods on the way. The area down on the water in Yards park is beautiful and has a great variety of restaurants, bars and necessities (gym/salon etc.) As a Nats fan, being steps from the ballpark is also a HUGE plus. The only con right now is all of the construction going on, but within the next year it will just mean more exciting things for the area so it's not all that bad.
The neighborhood is largely under construction but in ten years or so it will be awesome. In the meantime, there are a lot of great restaurants, the waterfront, and the baseball stadium.
The areas is constantly changing with new restaurants and bars. During the summer the the Yards Park is one of the most beautiful and popular parks int he city!
Looking forward to more grocery stores and shops opening, but I like the quiet of the neighborhood. Easy walk to the water and the Capitol.
I love walking around this neighborhood because it is rather quiet and residential. There are many parks nearby.
The neighborhood has been fantastic. Tons of construction of new restaurants and retail. Great to explore.
Lots of cool bars and restaurants nearby and it's always so nice in the spring and summer having the ballpark right there. Only downside is that it seems like nobody cares to pick up after their dogs - there is feces ALL OVER the sidewalks.
While the neighborhood feels safer than where I used to live in Chinatown, the Riverfront area has increasingly felt less and less safe with more crime happening in the area.
