Solid apartment for young folks looking to meet new friends and have a great time

The Skyhouse has definitely grown on me. If you're looking for a concierge building with perks (beautiful pool, roof deck, gym, and lounge) with a young vibe then I would take a look at Skyhouse. Living on Rainey St. is also fun but keep in mind there aren't any food options-- just drinks. Skyhouse can get rowdy on the weekends too.

I am not crazy about the management company. It's not an Austin based company and they're often unwilling to accommodate resident requests. For the price, I was expecting a little more from them. The closets are also tiny.

Great location, very expensive

I really love living here, being on Rainey definitely has its perks and it's nice being so close to a busy and happening place. I feel extremely safe. The down is our rent is very expensive considering it does not include parking, utilities, water, etc.

Expensive

But I guess you get what you pay for. I like living off Rainey street. It provides for an easy way to walk out of the lobby and get a hand crafted cocktail. I like that most of the people who leave near me are quite and around my age. Great parking situation.

Less than desired

We moved here from New York hoping for a better experience.
The location on Rainey St (the up and coming new 'SoHo of Austin' - from what we were told) is alright. Its not very walkable though. Unless you like small bars, a couple restaurants, and a really overpriced grocery store there's not much walkable. The closest CVS, shopping, Whole Foods or HEB and any of Austin's awesome little workout studios or gyms are s a solid 20+ minute walk away.
As far as the apt goes we had higher hopes. The security and safety is nice and they're also very responsive to maintenance requests… Those 2 things are good. Everything else is a little lacking. The management has been cheeping out on stuff significantly since we moved in. Also, the floor to ceiling windows get very hot in the summer and aren't able to be opened so there's no access to outside air except the balcony which doesn't have a screen (bug issue). I do like how close it is to IH-35 and the LadyBird Lake running trail.

Great amenities and location, actual apartment not so much

Living in the Skyhouse had fantastic perks - the rooftop pool, gym and deck were all about as good as it gets for an apartment building. The building was located right on the edge of Rainey St, a lovely stretch of bungalows converted into generally solid bars and restaurants catering to 20-somethings.

The apartment itself left something to be desired. For a 3br/3ba, the space felt cramped at times (not enough room for both living and dining) and the construction was both cheaply and hastily done. This was evidenced by some odd layouts and a number of things falling apart by the end of the year. In addition, the building management (with the exception of Chris who was awesome) was generally a pain in the ass.

All in all, the amenities and location definitely outweighed the so-so apartment.

Great location

The location is great on Rainey, but for the price I later realized I could have found something closer to downtown that was within walking distance of more things. The management company is great and very friendly. The gym has a nice view and the building is in a very dog friendly location. The rooftop is pretty nice and the building has easy access to the boardwalk.

Amazing Location

Close to downtown and walking distance to rainey st. the management always do happy hours and send invites. the gym and the pool are amazing. great rooftop seating with great view. My apt is overlooking the lake and couldn't ask for a better view. highly recommended

Great location

Love being in this location, close to bars and food - makes it easy to just walk out the door and have plenty of things to do without having to take a cab. Price is pretty high for what you get, but its worth it if you want to live in the center of the action.

If you don't want to be downtown, there is really no reason to pay the premium to be here and if you really do want to be downtown and don't want to pay up, look at the 404 Rio Grande. If you have a roommate though and don't mind paying a bit more(~1500-1600 per person) and want an upscale experience, the Bowie is great. I don't know about the "neighborhood", but being downtown has been much more enjoyable than I had expected
Downtown is a great landing spot if you are moving from a large city. I moved from DC and found the downtown Austin scene to be immediately familiar.

I would recommend it if you have no ties to Austin and don't really have an idea or preference on where to live.
Awesome location! I love being downtown because that's where a lot of the good restaurants and bars are. I walk or scooter to a lot of places and don't have to worry about taking an uber or finding parking.
Can run into a few homeless people but on the whole it's a great area. Easy to walk to everything in the downtown area.
Rainey is a TON of fun on the weekends. The bar scene is great and it's a very young crowd looking to have fun. Keep in mind you're living in a "party" neighborhood, which can be both good and bad. The real downside is the lack of food options. It's only a 20 minute walk to work and is right next to Lady Bird Lake and the Ann Butler walking trail. I also feel pretty safe there.
This is a great neighborhood. It's not as hectic as it may sound. There are tons of restaurants, bars, and shops nearby. We have Trader Joe's and Whole Foods within a short walk (Trader Joe's is 42 seconds away). There are so many bus routes that it's easy to get anywhere (including school). It's a little pricey, of course, being downtown, but I thought it was worth it.

The river, with the running/walking trail, and kayak rental spots is super closeby.
No nearby major stores or anything close within walking distance besides a few restaurants and bars. As I said before, some people may like living on Rainey, I don't think its necessarily a great place to live, maybe just a great place to go out occasionally. One perk -- close highway access on IH-35
Best neighborhood. Have I mentioned the Trader Joe's?
