NEW TENANTS BEWARE -- UNPROFESSIONAL MANAGEMENT

Let me preface this by saying I have never in my life felt any need to leave a review online no matter how bad my experience was. I would give negative stars here if I could. So let's get into it.

I had a long checklist when I was looking for apartments, long enough that I passed on many places just from a quick look at the website/complex. Fast forward a bit and I found Elan East, which I thought was the perfect apartment for me. But little did I know I would move into a moldy studio and receive little to no help from management. I moved in at the end of June 2025 to immediately notice the apartment felt extremely humid. I brush it off initially as I was preoccupied with moving all of my stuff into my new place. A day or so later I put in a maintenance request because the balcony door is stuck shut and I thought that maybe the seal was busted and leaking outside air into the apartment. Maintenance comes and fixes the door and tells me it feels fine, their humidity readers show normal, and my favorite of his excuses, "its an old building sometimes things like this happen." For the next week or so I continued to complain about the humidity and received the same answers from management and maintenance, "nothing is wrong, lower your air conditioning more if it feels humid." None of their suggestions helped.

Keep in mind I have 3 humidity sensors of my own that have been in different places around that room since I first moved in, I have rarely seen them drop below 70%. And with all the rain we got at the end of June, 80-85% was more common.Now after about 2 weeks in the apartment I find mold. I bring it to their attention and they immediately seem to jump into action, talking to the contractors onsite (resealing all of the outer windows), calling third party contractors, and looking into vacant apartments if I have to move. They were able to determine the mold did come through my window which wasn't properly sealed and had been leaking. Sounds great right? Think they have it under control? Wrong. The next day they removed the mold and cover up the area where it was, tell me its good to go now and everything (humidity included) is under control, and that the contractors onsite will not get to the area my room is for another 2-4 weeks to seal it.

When I complained about this their solution is to cramp my already tiny studio with an industrial fan and industrial dehumidifier that drains into the sink. Not only do these machines take up much needed real estate in the apartment, but they were extremely loud, especially for a studio apartment and someone who works from home.

I asked them to remove this egregious attempt at a half ass solution and not surprisingly, the humidity in the room immediately went back over 70%. If you made it this far, feel free to check out the pictures attached I'm sure it will give you a laugh.

So if you think this place might be a good choice for you, all I have to say is I hope you don't have any issues, they'll just tell you you're wrong, slap some paint on it, and keep charging top dollar rent.

Oh not to mention they told code enforcement it would be fixed within the week not 2 hours after telling me still up to 4 weeks to seal the window.

Great place to live as a UT MBA student!

Overall the management is great, very responsive and friendly. The location is convenient to campus and directly on the bus line. Amenities such as gym, pool, dog park are fun and the building hosts events for the residents.

Good Apartments

The staff is responsive, the main hallways are cleaned weekly, building overall is in good shape. The main water boiler is nice, I have yet to run out of hot water. The apartment gym is good for an apartment gym, dumbbells up to 55 lbs, smith machine, cable machine, rowing machine, treadmills, bikes and some other machines. Right beside a bus stop to get to campus. Complex overall is young professionals.

Paying for trash pickup is slightly annoying, I do not like the provided trashcans. Parking is first come first served unless you pay for one of the covered parking spots in the garage. The walls might be on the thinner side, but since it is an older population noise isn't really a concern. I have only complained about someone else's noise once.

Convenient and Clean

The location is pretty great. It is only about 5 mins drive from Rowling. It's about a 10 min drive to the Guadalupe Garage, where I am currently parking my car each morning. The parking is $50 and there are always plenty of spots. It is also close to HEB and other shops.
The apartment itself is very clean and appliances are fairly new. The complex is also pretty and the common areas are very nice.

I love my apartment at Elan East! My apartment is beautiful, maintenance comes fast, management is responsive, and the amenities are really nice -- trash pickup, pool, gym, lockboxes for your deliveries.

A Dream!

This is one of the best apartments I've ever lived in. It's a luxury apartment but has a home-y and comfortable feel. The staff is really helpful and nice, everything works well, and communication is good. Also the 20 bus line stops literally right in front of the apartment complex and takes you straight to school in less than 5 minutes.

I seriously have no complaints other than that it's expensive! And they make you pay a $50 convenience fee for paying rent each month, which is basically like another set of utilities, so if you decide to live here add another $50 to your rent!!!

10/10 Recommend

great location - very close to campus and there's a bus stop right outside the property that takes you to campus. Buses run all the time.

Very lovely and friendly management! Other residents are super nice. Overall, have had 0 issues and will renew.

Good but pricey

This property is good. No bugs, the management is helpful, and the maintenance staff are great. There are some security issues. I had parts stolen off my car and I know someone's bike was stolen in the year and a half I have been here. Its also on the 20 bus route (about 5 minute ride to the law school)

Elan East Review

I moved from out of state and into this apt. without ever visiting Texas before and it was very easy.

Close enough to campus, bus stop right outside of the building that goes directly to the law school.

For a studio, the apt. feels very spacious due to a considerate floor plan, tall ceilings, and big windows.

I haven't seen or heard of any problems. I don't see shady people wandering around. Day or night, it's pretty mellow. There's a convenience store, restaurant, and bar all within very close walking distance.
The food scene along Manor is GREAT. I live across the street from Bird Bird Biscuit and El Chilito is just down the street. There are also other places I haven't tried but I've heard wonderful things about
Great restaurants in walking distance. Heb and school are 10 min away
A lot of restaurants and coffee shops in the area. People frequently go for walks or jogs. Many people in the neighborhood have dogs. Very close to the law school.
Some nice places to walk, there's a lot of bars and restaurants just down Manor, a park to run in close by, etc.
Great access to all things on the eastside!
I love this neighborhood! It is super close to campus (it's very easy to bike to UT). Great coffee shops (Cherrywood Coffeehouse, Thunderbird, Halcyon) within walking distance. Two HEBs very close by.

The only con is that the bus lines aren't as convenient (the 10 is the only option and is a bit of a walk ~10 min).
So quiet. Lots of families and post-grad people. Great for walks and runs. I have a driveway as well as street parking. I have lived in Hyde Park and Terrytown, but nothing compares to living in Cherrywood!
