811 East Downtown Apartments

I really liked the location of 811 East Downtown. It is about 1 mile from the school and very close to other event places. A lot of times, friends would come park here and we would leave from 811 because of its close proximity to so much. The management is great here and will do what they can to help you! The one thing I will warn of is none of the costs are included in the rent. Some utilities are added onto your rent each month and others you have to pay separate (internet and electric). If you want to park in the parking garage, you also have to pay extra for that. They do have a pool, gym, and dog spa here, but I will warn that the gym is quite small and can fill up quick. It is a gated community, but it seems that at least one of the gates is broken at all times, so keep that in mind. Over all, 811 is a great place to live with a great location, but can be on the more expensive side if you choose to live alone.

Pretty good

Safe gated area with a community of other undergraduate and graduate students and families. The location is a short drive to campus (15mins) and stores. There is a gym, pool, and game room amenities.

It's a nice place to live and I feel quite secure and safe in my apartment. However, one major complaint I have is that the elevators keep breaking down and don't get fixed for months.

Could Be Better, Slowly Improving

The location of Stockyard Lofts is amazing. I can get to campus in 5-10 minutes depending on traffic. Living in Old City is really fun because there are lots of restaurants and bars nearby and Market Square is walkable. The people living in this building and in the area are usually younger and without kids - but many people have dogs! The building itself is clean, new, and has lots of great amenities. The underground parking garage is very convenient and secure. Rent includes unlimited use of the gym and the outdoor pool/grilling area. Every apartment also features a balcony which is very nice.

Great apartments, but expensive

Great place to live! Very close to UTMC and downtown. Super dog friendly. Has a dog park and a lot of people that live there have dogs. Not a huge apartment, but very cozy and is still plenty of room. Parking can be an issue. There is not much of it, and they tow like crazy. There is a park right behind the apartment complex. It is a good place to walk, but can have some sketchy people walking through it. It is a gated complex, so I have not had any safety concerns. When I was first moving in, management was a little trouble to deal with, but they are willing to work with you and meet your needs!

The apartment is nice looking but not in good condition - Fridge, microwave and door knobs broke within the first month. It takes quite a while for the replacements to come in. It was not a smooth move in process - they gave us the wrong information prior to move in and tried to change the price of rent after the lease was signed.

When I first moved it, the complex was managed by Evolve. I loved the staff and living here was easy. Southwood reality bought the complex in January, and we have had many issues since. They lost our lease during the transition, the new company's renters insurance policy was different from Evolve, and parking has been a nightmare. The communication has been very poor but has gotten slightly better recently. We are a gated community however the gates have rarely worked since moving in in 2020. Overall, the apartments themselves are very clean and up-to-date; however, the headache with management has been the downside.
