Park West should be your plan C

To preface, I have only ever lived in the Towers facility of Park West. Park West has a lot of amenities. Utilities are included in the rent, there is multiple pools and gyms on the property, and the location is great (multiple bus stops; 2-5 minute drive from Bush; choice for garage or surface parking that is not included). The issue with Park West is that the property is not maintained very well. There is always something wrong with the fire alarm (it will go off, unprompted at 2AM) or it will take days or weeks for work orders to be addressed. Some parts of the halls may show water damage and, on a good day, the trash rooms are always filled with a bag of trash despite there being a trash shoot. If you want to have guests over, they will never have parking. I’ve never had bug issues but the halls will stink because of the aforementioned trash situation. Additionally, they close the trash rooms on move-in/move-out. Park West has even broken my lease before as they locked me out of my apartment hours before the lease said they would.

I went to A&M in undergrad and I have stayed at this apartment for a number of years. If you choose to stay at Park West, I recommend getting a year long lease, as you’ll be able to renew and maintain your rent rate to the next contract. The total rent you pay for a year-long VS an academic lease are the same, the total is just spread differently across the months. I have gotten academic year leases and my rent has gone up exponentially. Here are the prices for the terms I’ve stayed at Park West over the years:

2023: $9,310 total
2024: $13,490 total
2025 (now): $16,000 total

All in all, Park West could be worse, but the price is not worth it. Try to see if you can find another complex or a house to rent instead. Good luck!

An effective, massive student housing complex.

The unit’s furnishings/appliances, included amenities, safety of the buildings, ease of trash access, and location relative to the Bush School are all wonderful. However, due to the sheer scale of students here it’s very difficult to catch maintenance or management. My specific building is also dealing with water issues like mold, which to fix would require relocating and is thus too inconvenient. For anyone with respiratory issues I would not recommend at all. Other than that it’s great for my needs.

Great if you don't mind living near undergraduates.

Park West is great because it is close to the Bush School (you can walk from there). If you don't have a car, there is a full grocery store on the property called Brookshire Brothers. As a resident, you get access to all 3 on-site gyms and swimming pools. There are a lot of study rooms in case you don't want to be on campus. There is also a mini-mart on site and a coffee shop. There are also 4 bus routes that all lead to main campus. The only thing is that sometimes, it can get rowdy. This is because the spot is very attractive to undergraduates, particularly freshmen and sophomores. It's not an everyday thing but occasionally, it will happen. There is a security guard on night watch though and since we are technically on A&M property, A&M police can come in case of a noise complaint.

Decent but not the greatest

I've described Park West as "poop" covered in gold. The good: it has a lot of amenities such as a pool, hot tub, plenty of study rooms, ample parking, all utilities are included (convenient). Theres also the little Brookshire Brothers store at the bottom floor which is cool. But its very loud -- the walls are paper thin. I constantly get woken up by my roommates leaving (door slams), getting ice (can hear practically anything happening in the kitchen), and if a car alarm goes off you will definitely hear it. For some the benefits may outweigh the costs. Depends on your exact unit location, your roommates, how much you would utilize the amenities, etc, to make it worthwhile. I do not plan on returning next year.

If you like saving money, don’t live here

The amenities are nice and the location is great, but management is very strict, there is very little guest parking, and rent is exorbitantly expensive.

I wouldn’t recommend it if you can find something cheaper. Unfortunately one bedrooms aren’t in high supply. If you get roommates, Park West becomes more worth it

Great Value

You get access to a lot of amenities including a grocery store/gas station/bar that is within walking distance. Plus it's a five-minute drive to the school. You can walk there or take the bus if you don't have transportation. I think you get a really good deal for the price. I highly recommend living here. The only downside is that the guest parking is terrible, there aren't always a lot of available spots and they tow pretty heavily over here so you'll have to take that into consideration if you like hosting.

Eh

Nice amenities. Nice location. Far too expensive and management is very unhelpful. Don’t recommend unless you absolutely have to.

Depends on building unit you select

Park West is a very large complex with many amenities, but has a lot of undergraduate students and is not always a quiet place to study or work depending on which building you live in. The Flats apartments are the quietest and are more distant from the Tower building, which is the loudest. Parking can be difficult to find as there are not enough spaces. This would be a good place for someone without transportation to live because it is so close to campus.

Park West Review

Apartment isn't terrible but the rent ($650 per person) is WAY too high for the quality
