Kelly Farms Apt
I absolutely love living at Kelly Farms, especially as a law student. The apartments are very nice, homey, and always clean, with convenient parking and a great gym that makes it easy to stay active. It feels extremely safe and secure, which gives me so much peace of mind. The management is always kind and incredibly responsive, which makes living here stress-free. I also appreciate having a little distance from campus—it helps me separate school from home and keep a good balance. Overall, it’s a great value for the price, and I’d highly recommend it!

Great but One Issue
I love the set up of my apartment and the amenities are great! When I moved in, there was dog hair from the previous renter all over. Management worked with me to get this resolved.

Safe and Nice Place to Live for Grad Students
Extremely reasonable price for the quality of the apartment. I feel safe living here as a single female and have encouraged many of my friends to move here, and they agree. I cannot recommend this place enough. Just make sure you apply early.

Pretty on the Outside, Dysfunctional Within
SUMMARY: Pick your poison. If you want to pay a huge chunk of money every month for senseless style, absurd cost, excessive bugs, awful AC units, careless maintenance, shoddy groundskeeping, and ultimately something that looks nice with cheap, lazy construction and neglectful management, then go for it. If you can stand living somewhere less pretty but equally functional, save yourself the money.
BUILT FOR APPEARANCE, NOT FUNCTION: This place was designed to look nice with little consideration for functionality. Seems like the bulk of their budget went to granite countertops. ***The living room has no screened windows*** By far the stupidest/worst design I’ve ever seen for reasons detailed in the bugs section below. The one bedroom units have ONE towel rack in the bathroom above the toilet. The light switches are behind the door. The cabinets above the kitchen counter and drawers below are incredibly shallow and narrow, respectively, and barely accommodate normal size plates and utensil holders. There are also large gaps between my bedroom baseboards and floor (more lazy construction). The carpet is super cheap in both quality and installation, so be prepared to step on plenty of staples/nails/whatever was used to install it.
ASTRONOMICAL PRICE INCREASES: My rent for a one bedroom with an attached garage was $1000 a month when I moved here in August 2021. The following year, my rent jumped up to $1060, despite being told I could expect only a $10-15 increase each year. I locked in a two year lease because we were told a second $50 jump would occur a few months later. I just received a renewal “offer” for $1215. With internet and utilities, that’s pushing $1400 a month. Those are Chicagoland numbers, not mid-Missouri. That’s over a 20% increase in just three years and an absolute rip off. The higher ups keep their salaries while the rest of us suffer.
BUGS GALORE: To reiterate, the living room just has a door that opens to the balcony. I and a handful of other people have hanging screens in the doorway, but they aren’t secure on the bottom and don’t keep out anything that flies or crawls. Further, the screens in the bedroom windows don’t fit securely in the frame, which leaves gaps for critters to get in. I’ve also had fruit fly infestations every fall. They show up in August and disappear in a few months.
LOUD AC UNITS: Never in my life have I experienced so many loud, rattling air conditioners. Forget about any peace and quiet. The property must’ve gotten a bulk deal on half ass units when this place was built. I’ve been told multiple times by the office that the units rattle as they get “older”, and there’s nothing that can be done. My parents’ AC unit is over 30 years old and has never made noise like that.
MAINTENANCE ISSUES: When I moved in, the primary maintenance guy was friendly, easy to talk to, and willing to work with me and explain the best options when I needed a handful of repairs after I moved in. It feels like the complex grabbed a random group of guys off the street as replacements. For the last three years, I’ve been requesting that maintenance guys either *remove their shoes* or *wear protective booties* when they’re in my apartment. Every time I call the office, they tell me they’ll get it done. Every time I submit a maintenance order, I request the same. Not once has it happened. I prefer that people not leave dirty prints on my bathmat.
GROUNDSKEEPING, OR LACK THEREOF: The company for groundskeeping is All in One. We are repeatedly told “they manage other properties”. I’m guessing management keeps them around because they’re cheap labor. The young trees in the large, grassy area behind my building have been dead or dying for the entire three years I’ve lived here. I’ve noticed the same issue by the villas (owned by the complex) across from us. The trucks plow snow right down the middle of the lots and don’t bother clearing anything between or behind parked cars or at the end of drive

Kelly Farms is great!!
I have loved living at Kelly Farms. My apartment is so nice, spacious, and safe. The closets are huge, and there is overall lots of storage space. There is an Amazon locker, which is super helpful, too. I like that you have to be over 22 to live here, so it is never too noisy. I have never really had any problems, but when I've called the front desk before for help, they were very kind and accommodating! Overall, super nice place to live. I plan to stay here all my years in Columbia, and I've recommended it to my friends, too.
