Huge fan of the Terrace on 18th!
I love living at the Terrace! The management company, Pearl Properties, is excellent -- I would recommend looking at all their properties. The building is only 1-bedroom apartments. Very friendly people and great amenities.

Great one bedroom apartment!
The building staff is so kind, the management and maintenance teams are responsive. The gym and shared spaces are well-kept. The apartment itself is spacious, the kitchen is modern, the lighting is great and the terrace is such a nice addition. The building is pet-friendly. No complaints so far!

Great place to live - highly recommend!
As a Wharton MBA student, I find the Terrace is the perfect place to live. If you don't want to be in one of the "Wharton buildings" but want to be close enough to the action, it's in a great location. Student or not, here are some of the overall features of note:
- The staff is super nice and helpful. Whenever I've had trouble with deliveries (more so because of Amazon/UPS), they've gone out of their way to help.
- Amenities are quite basic but pretty much have everything you need (gym, common space, terrace with great views)
- People living here are respectful and friendly, although it's not a very social building.
- Never been bothered by noise (even from outside the building, although I live on a lower floor)
- Area feels safe and is mostly lit up / busy even late at night
- Have only been here a few months but the Pearl management seems wonderful. This is especially important considering a lot of buildings in Philadelphia have a rep for having poor management.
- The apartments themselves are HUGE for the price and location. Not sure about other units but for me, the sunlight is okay. Not as much as some other buildings (like 2116) but enough that you don't feel depressed being indoors.
My two qualms about this building:
- The rent is the same regardless of which floor you're on. Since all the units are exactly the same (in terms of layout and sq. ft.), it's a bit annoying to be on a lower floor. If you're able to get a higher floor apt, this could work in your favor though, as you'd get the views without the added premium.
- The laundry is a pain. Although it's free and on every other floor (which is pretty much as good as non-in-unit laundry gets), the machines are often broken and people will take your stuff out of the washer/dryer even if you leave it in for a short time after the cycle ends.

Great view, nice area, kind staff, away from Wharton bubble
I have enjoyed my time so far. Highlights include amenity spaces, a gym that is clean and often empty, a terrace in every apartment, organized mail room system, kind front desk staff. Location is 6 minute walk from the trolley on 19th street and looks over the museum district.
Points for improvement include price, and lack of luxury finish (details like paint chipping in sink, loud bathroom vent, cheap wallpaper look in living room)

Expensive but worth it
I love living here, the view alone is unbeatable! From my balcony, I can see the Philadelphia Art Museum, the Barnes Foundation, and the Free Library. The building is also in a prime location, just minutes from campus, with several SEPTA routes only two to three blocks away (albeit transit changes are on the horizon).
The Terrace does a great job of building community by hosting frequent resident events, ie. Happy Hours, dinners, and even themed gatherings like an upcoming Luau. Recently, they brought a taco truck right to the driveway! On top of that, residents get a small discount at Federal Donuts conveniently located on the first floor.
Most of the front desk staff are welcoming and friendly, and every maintenance request I’ve submitted has been answered promptly. All in all, it’s been a comfortable, engaging place to call home.

Private Balconies and Excellent Staff
Living at The Terrace has been nothing short of amazing. The front desk and maintenance teams are so friendly and attentive, and the building amenities... to die for! I have my own balcony. Management hosts community events often! The front desk loves on my dog every time they see her! Most days it feels like a luxury retreat.

I love living at the Terrace
While it is a bit further out from campus, I love living here. All the staff are really nice and helpful; there's great security, amenities, and wonderful apartments that come with 55 inch TVs and great mirrors. Great finishes and lovely views! I also love the neighborhood.
The management is really helpful and on top of everything. Will definitely be extending my lease.

Sonder living - perfect for students
I lived in The Terrace on 18th through Sonder. Overall, a great turnkey option that I can just move in and out of easily. No need to even think about subletting, just move out during breaks.
Pros:
- Could pay rent by credit card
- Lease is month to month, can cancel up to 3 days before move-in with no penalty
- Apartment came fully furnished (furniture and kitchenware) with fast internet, a Chromecast, quality toiletries, and even coffee and basic cooking ingredients (olive oil, salt, pepper)
- Access to 24/7 fitness center that's never crowded
- Electronic keypads so didn't need to bring around keys
- Easy to get to Penn campus via Drexel shuttle at 19th and Arch or via trolley at 18th and Market
- Easy to get to 30th St Amtrak and Suburban SEPTA stations to go to NYC / Newark Airport
- Washer/dryers on every other floor that are free to use
- West-facing unit still brought in light because of reflections on shiny skyscrapers - a win for an otherwise dim unit
Cons:
- Had cockroaches - this was gross, but some spray and traps did the trick
- AC unit is super loud
- A little further from the Wharton MBA action, and moving around Center City at night on foot doesn't feel the safest
- Not much by way of restaurants or grocery stores in the immediate vicinity - at least 10 mins away by foot
- No direct contact with building staff: have to reach out to Sonder to then forward any messages to on-site staff (can take time and messages often inaccurately communicated)
- Can't receive mail/packages to the Sonder
- Would be great to be able to leave luggage with the building for longer than a day

The Terrace on 18th Review
This is an excellent building with amazing management! It is farther from campus (not really walkable, perhaps bikeable for seriously dedicated bikers); luckily, campus is easily accessible either by trolley (3 blocks from building) or the Drexel bus which is free for all Penn students (1/.5 blocks from building). The building itself is the best place I've ever lived -- every unit is a 1 bed/1 bath; the building is one of few pet-friendly buildings in the city; there is free washing/drying, available on every-other floor; every unit has a balcony; depending on your location, amazing views of the art museum; door-people 24/7; an amazon "hub" to get packages any hour of the day; diswasher, disposal, microwave, oven, stove, fridge all included in every unit; great communal lounge space and gym located on the second floor; shares property with a brewery and federal donuts. It is also a great area to live in, with a park right out the door, a dog park just a few blocks away, and it's right in the center of the museum district.
One negative is that the property also is partly a "sonder" (like airbnb), which occupies the lower floors of the building. That means some random people who do not live here full time will come in and out - but they are limited to going to their own floors, and we have not had issues with them, other than in theory. The other negative is that this is converted from a hotel, so there isn't too much shelving/closet space built-in, so bring your own shelves!
