Wonderful place to live

I love my apartment at 1700 Chestnut and the building in general. It's in the renovated Bonwit Teller Department store building and has modern decor in the common space and entryway. The apartments are beautiful with hardwood floors, high ceilings and large windows. The management company is also wonderful and responds to any maintenance requests right away. My only issues are that my apartment faces the street (17th) which has lots of hotels so cabs and users get jammed up and frequently honk and make a ton of noise. Davios across the street is also extremely loud on weekends and sometimes wakes me up when it lets out at night. I also think that the windows aren't all that well insulated so right now my utilities are super high and its cold near the windows.

There's a 24/7 door person and package delivery service through luxer/ the door people. Pearl properties also does nice things every so often like have federal donuts and coffee in the lobby or happy hours at local bars for tenants.

Great building with great amenities but difficult reception

Pros: The building is lovely and new and decorated well. The apartments are spacious, clean, and very new. Amenities include gym and movie room.

Cons: Front desk is very strict on letting people in and other rules. Good for security but taken too far - for example, nobody can leave anything at the front desk for you to pick up. Additionally, extreme rules exist for the common space - only 5 guests allowed before you have to pay a large deposit. At 6 guests, they will force you to leave. The common space can easily fit 50 people and this rule seems extremely unnecessary.

Love this apartment, but a lot of noise on 4th floor

I really love this building. Beautiful, modern apartments with nice amenities. I love having access to a fully stocked gym, and common area to host events.I live on the 4th floor and you can hear a lot of noise coming from the streets, especially on the weekends. It also used to be free to ruse the common area now they charge $75 to reserve it, 25 guests max plus a refundable $150 cleaning fee.

Great Building in the Center of Rittenhouse

This building is in a great location. It's right in the middle of the Rittenhouse Square area, and is a ~10 minute walk to Trader Joe's. The building is only a few years old, and feels very new. It has a nice common space, and one of the better gyms of the high-rises buildings. Management is also very responsive to any issues you bring up with them. I've never had an issue with receiving packages. My unit overlooks Chestnut St, so it can be a little bit loud at times.

Lots of noise if facing 17th Street

Great apartment with excellent staff. Apartments are very solid, and the amenities area is outstanding. Maintenance requests get resolved asap. Only issue is if you have an apartment facing 17th street, it can get very loud on Thursday - Saturday night from 1-3 am.

Only other gripe I have with the units is that there is very limited kitchen storage and counter space.

Great building with nice amenities

Overall love this apartment! Very responsive management how are great about sending maintenance over when there's issues. Great community with many students (I'm a Wharton MBA student). It's also reasonably close to the trolley which is great for getting to campus. Only downside is that they are rather strict about the use of the common area, often kicking people out at 10pm or requiring that each resident can only bring up 2 people. This depends a lot also on the person manning the front desk at the time and how strict they are. Also, my apartment does not get a lot of natural light because it's right against another building.

Living at 1700 Chestnut

A bit pricy, but good apartment. The building is only a couple of years old and management is stellar. Lots of Penn students and young professionals. Can't beat the location.

Noisy Apt

The apt is well appointed with big windows, new appliances, and a well thought out layout. However, the windows do not block any sound and I can hear a conversation of people on the street corner. 17th and Chestnut is a busy intersection with lots of street peddlers, marching bands, aspiring singers/rappers, and honking at all hours of the day (often in the middle of the night).

Rittenhouse Square Reviews

I love everything about living at 2116 chestnut, except for the rent. My apartment is new, updated, clean, floor to ceiling windows, large closets, has a doorman, and includes a great gym and amenity floor. It is a quick walk to work (~20 min from CHOP/Penn). The management is excellent, and fixes anything that breaks within a day. It is very quiet, I have never heard a peep from my neighbors or upstairs. My only gripe is the rent. My unit is a corner unit on a high floor with a balcony, so you could find a 1BR on a lower floor for a little bit cheaper.
Rittenhouse Sq is the hub of Wharton social activity, but consider where in the neighborhood you are - east side has more shops/restaurants but is farther from campus, grocery stores seem to be mostly NW of the square, SW is probably the quietest. South side (and anywhere away from the square) tends to be cheaper, quieter, more residential.
Safety: With the exception of Wendy's on Chestnut Street, Rittenhouse Sq (near City Hall) feels pretty safe (I used to live near Oakland, CA so gauge your level). In other words, I never feel unsafe walking back home at 2-3AM as there is always considerable foot traffic on Chestnut St.
Safe neighborhood; although there are people hanging around the streets, that generally does not present any threat. Located in the shopping zone, and in the center of the bar/restaurent scene. Many grocery stores are in close proximity and very accessible as well.
Best place for Penn grad students to live, lots of bars and restaurants, reasonable walk to school. Outside university bubble.
Lots of bars and restaurants nearby, but not close enough that you hear late-night weekend foot traffic.
Rittenhouse area has a ton of great coffee shops, restaurants, retail stores, and bars/options for nightlife. The area feels incredibly safe and vibrant; during the day, it's bustling. The biggest challenge in this neighborhood is buying groceries, particularly if you're on a budget. Overall, an amazing neighborhood!
Living in Rittenhouse Square you are right in the middle of everything. It's a 20-30 minute walk to Penn but also an easy bus ride on the 21/42 (two of the more reliable SEPTA lines). It can be a little noisy and crowded but it is also incredibly safe and one of the only parts of the city where I feel totally comfortable at any time of night. Likewise it is more commercial and just less "charming" than living in a neighborhood like Fitler Square.
