Overall decent experience. Decent amenities, includes access to a gym area and a community lounge/study area/pool area. All the doors are secured by key fob so it feels very safe and secure. Plenty of fast food options nearby (Taco Bell, Chipotle, McDonalds, Whataburger, Hawaiian Bros) Natural Grocers right next door, Insomnia Cookies also right there. Decent location to Capitol Federal Hall. About a 3-5 minute drive to lot 90 off Naismith. About a 10-15 minute walk to Allen Fieldhouse. Biggest con is parking. They do offer gated parking and a guaranteed spot but it's an additional $75-$100 per month. They also take care of trash for you for $10 a month they take your trash daily (except on weekends). They also provide some furniture including a bed, mattress, couch, desk, chair, TV and kitchen appliances such as a full refrigerator, microwave, dishwasher, oven. You pretty much have to do the parking option as there is very limited parking elsewhere that won't get you towed. Also traffic on 23rd street can be loud at times. My apartment itself is fine during the daytime but it gets very dark at night with lack of lighting.

It is a fine place to live; however, I am not a fan of the rent increasing yearly. At first it was around $630, then $650, now its $755. I imagine this happens everywhere.

The apartment building is lovely. The common areas are not always the cleanest but better than other student housing locations. The staff are nice and onsite on weekdays and some Saturdays.
The rent is expensive, and parking, pet fees, and utilities are ontop of rent.
The pool is great in the summer if it is open and there is a bus stop very close buy the goes directly to campus

Great place. Downside is neighbors are slobs and leave trash out in halls. Its what brought the flies in the first place.

Really nice complex within a 20 min walk to campus. Bus comes every 30 min. Kind of pricey. Parking not included or guaranteed, many residents get towed often without a parking pass. There are not enough passes for every resident. If you need your car and cannot get a pass with the property do not sign a lease.

This is an ideal residence for students seeking an adventurous campus life. The spacious clubhouse offers a variety of sporting amenities, including an arcade, billiards, and a home theater. Situated on 23rd Street, you're surrounded by snacking options like Taco Bell, Domino's, Chipotle, and the recently opened Baskin Robbins. For those who prefer home cooking, Dillon's and Natural Grocers are a 2-minute walk away for fresh ingredients. However, parking can be a challenge, as paid spaces are often full, and free spaces are limited. Towing incidents have occurred, and maintenance response times can sometimes be sluggish.

Management is friendly, secure place a lot of opportunity to get socialize. Spacious rooms and private bathrooms. New building.

I pay $680 as my portion of the rent, the other roommates pay about the same. My bedroom is small but it is fully furnished, you will get a desk, a chair, and a bed. Kitchen and living area is fully furnished too, bedrooms are small though. The apartment is very nice and has many advantages to living there like a gym and a hangout/study area. You could find an apartment with much more room for yourself for about the same cost elsewhere in Lawrence, but if you don't care about your bedroom space and would like to live somewhere that is very new then Proxi is ok.
