Its on campus
Parking is not included in the rent, and I would pay for private internet service otherwise your business is on school servers. Maintenance can be a hassle to schedule and get done, and the mail isnt always reliable.

Old apartment, great neighbors
The best thing about Ponderosa is that Grad Students are your neighbors. You will be talking to other grad students and they are usually very helpful. The location is also ideal, right on campus. However, the appliances are old. The carpet is very old. And don't get me started on the noise: construction, yelling, football games, baseball games, intramural games. There is always noise. There is no community building either and no staff on site most of the time.

Noisy and overpriced
Ponderosa is a safe and clean complex however recent noise from the football games stadium events band practise and construction work is very grating. Games run for 5 hours of constant noise and it drives me crazy. Also rent is constantly increasing but the facilities are just getting older. That and the parking just makes me want to move out. Ponderosa will never change things though as students will always fill these apartments which is sad

Very well maintained
Ponderosa is one of the most well maintained spaces I've seen.

Hard to get in, but good place to live.
Being inside campus is great. Property can be awkward, since you can’t visit an apartment before applying and application is early in the year, but once you’re here, it’s a good place to live.

Subpar with increasing rent
The appliances are not anything revolutionary, the carpets and flooring are typically damaged and/or permanently stained and need to be refinished. It took over two months to fix a broken fridge handle. Parking is an additional cost. Rent continues to rise 5% per year without improvements in amenities or quality of apartments. There recently was an overhaul of staff but it is too early to tell if the problems of staff pushing work onto the community assistants or outright ignoring residents will continue.

I live at Ponderosa Village which is for graduate students and staff. It is a clean and calm place close to the university.
