Great, Low-Cost Option
I have lived here for two years now. It's great. The apartments are spacious, close to the law school, and relatively affordable - I don't think there's a better value within walking distance of the law school and North Grounds. There aren't a ton of amenities (no pool, no gym), but NGRC is very close by.
It's important to note that the condos are independently owned by a variety of landlords, so many qualities will vary (updates to units and appliances, responsiveness for maintenance, even price, etc.).
There are one- and two-bedroom units. I live with a roommate in a two-bedroom unit. It is very spacious and has a lot of light, in-unit laundry, and extra storage in the basement. From what I know, the one-bedrooms do not have in-unit laundry, and they are darker, as they're partially underground.
The condos on the whole are showing some age. My landlords (Brad and Lori) have been very responsive when appliances need updates or if things break. They have also kept the rent at a very reasonable price. From what I've heard, they are some of the best landlords in the complex. However, they only own a small number of the total units.

Arlington Court Condos is great for law students
Note that ACC are condos and the units & service vary significantly based on who owns/manages them. I'm pretty satisfied with my unit itself--decor is slightly dated but there's in-unit laundry, a basement for storage, and both a full bath upstairs and a half bath downstairs. Mine is not a basement unit, so we have plenty of light. Definitely check whether the unit you're looking at is above ground or a basement. But the location is amazing (I get by fine without a car), parking lot is nice, and the property's common areas are generally well-maintained. In my experience the neighbors are fine, not too loud and mind their business. If your unit faces Arlington Blvd there may be some street noise. There aren't many amenities but if you're a law student you won't have time for these anyways. You can always make friends with Pav residents and hop across the street if you want to hang out at a pool.

Arlington Court Condos - so so
The price for next year is $1200 for a one-bedroom. It's good and convenient (really close to the law school). The big downsides are that there's no in-unit washer/dryer and no dishwasher. Kitchen is also super tiny with very little counter space. Big pro for me is that it's cheaper than basically all of the one-bedrooms around.

Arlington Court Condos Review
Overall, my time at ACC has been positive. My rent is very low for the area, and the apartment is quite spacious. The landlord can be a character, and he is not huge on preventative maintenance, and resolving issues can sometimes be a hassle. However, there has never been a serious problem that needed to be dealt with. The building itself is rather old, and some parts of the condo are clearly dated. However, they don't really affect the living experience negatively.

Awful landlord, overpriced
Our landlord (Kenz Cor LLC) is always difficult to work with no matter the circumstance. He is the definition of a cheapskate. We are VERY clean tenants, no pets or children, have always paid rent on time, and we have reasonable expectations for the type of residence this is. However, these are older units (built in the 1970s) that have major issues every 1-2 months (such as the A/C going out, pipes breaking, water leaking through the ceiling, washer machine leaking water, general electrical issues, etc.) and our landlord never wants to fix anything the right way. Instead, every single time, he sends over a handyman to do a cheap fix, and said handymen never have any idea what they are doing and more often than not make the issue worse. I cannot count the number of times we have had various "handymen" (who are strangers to us and come to find out are just people he hires who want a little extra side cash but are not actually qualified to do mechanical work) in our home for hours on end trying to fix something that would have taken me 30 minutes to fix. It has been a nonstop headache since day one of moving here. I'm also 99% sure there is hidden mold in our ceiling, as we had a water leak for months on end and after the leak was fixed we requested that the ceiling be checked for mold, and he directly told me "no," he wasn't going to check for mold. Cheap scammy landlord that just wants his monthly rent check but doesn't actually take care of his properties. I could tell stories for HOURS about what it's been like to deal with this guy, and we've only lived here for 15 months.
The unit is spacious and has potential, but unfortunately, dealing with the landlord is a constant nightmare, and $1,750/month for a 2 bed that is 50+ years old and falling apart is WAY overpriced. DO NOT RENT HERE!!!!

Great place to live - close to the law school
No major complaints. Maintenance issues (laundry facilities) are annoying and there is a slow response but doesn’t happen too often.
