Avoid Unless Necessary
One of the most affordable housing options, but poorly managed and maintained. Flea infestation, sewage leak in apartment and garage, other pest issues, and door malfunctions are among the issues that arose in my time. Other apartments in the unit may not have the same number or level of issues; apartments include one's own bathroom and room which is nice.

I think the benefits of living in grad housing have outweighed the challenges, including being randomly assigned a roommate that I'm not very close with. I may have gotten lucky with my top-floor apartment, so I will caution that for any folks trying to get into grad housing.

Review of 3767 mentone
My experience is mostly good except I get zero natural light in my apartment, and we are on the inner circle of the courtyard so everyone can see into our apartment (no privacy). We pay the same as all the other 2BR/2Bs, even though some have a ton of light, high ceilings, sunlights, complete privacy, etc. My other complaint is that it feels a bit dormy with the key cards, plain white walls, fake wood flooring, etc.
The vibe of the complex is a little weird sometimes, people get really mad about little things in the group whatsapp, but you can just ignore it. Maintenance is super responsive. The value is great considering it includes covered parking, an outdoor gym, a community garden, and access to a campus shuttle and is nearby the R12. The shuttle only runs on the quarter calendar, so if you're in med or law school you're left with the R12 for the first month of the year.
Neighborhood is expensive but this building is grad housing so it's subsidized/affordable.
