Great luxury building!

ICON is a great place to live! The building is absolutely gorgeous, the roof deck is to die for and the concierge staff provides a warm welcome whenever you walk in the door. Maintenance requests are handled promptly with a follow up a couple days later.

We love the Icon! The location is by far our favorite part - we are minutes away from some of the best restaurants, bars, and stores and love having the bus stop right in front of our building. The Icon is also a brand. We haven't had any issues living here and really have no complaints. Management has been very kind to us and always responds to our questions in a professional, timely manner.

1616 Walnut Street

I am very much in love with my building/apartment. The apartments are brand new and beautiful. The common spaces are truly amazing - free printing, coffee machines, beautiful decor. The roof has the most spectacular view of the city as well as lounge chairs, tables, heat lamps, a fire place, BBQ, and tables. The gym is also outstanding. The staff here are super nice and extremely helpful. The location, though slightly far from campus, is one block from the park and surrounded by endless shopping and restaurants.

One of the best roofdecks in Philly

I have enjoyed the ICON. They have a 5 guest per apartment max for the amenities that can be tricky but there are a lot of Wharton students in the building. Roof deck is great in the summer and the gym is never too crowded. We never hear our neighbors except for maybe an occasional front door shutting. We live on a lower floor and Walnut St can get noisy during the weekends.

Pricey, but reasonably nice

There are lots of things to like about the ICON. There are lots of other students which makes it easy to share cabs in the morning. The gym is not too busy most of the time, there is a 24-hour doorman which makes the building feel a bit safer, and the refrigerated storage is convenient if you use grocery deliveries. There are a couple of drawbacks, however. The water smells kind of funny and rooftop deck closes at 1030PM (I know, ridiculous)

Great Modern Apartment Building

The ICON is a great modern building that just opened up this past summer (2014). The units are spacious and well designed and the building features many nice amenities, including a roof with a spectacular 360-degree view of Philly. There are a ton of Wharton students in the building as well (~30 in the 2016 class), which provides a great opportunity to socialize with others. The location is excellent as the building is right in the heart of center city, just a few blocks from Rittenhouse Square. It is a bit farther from campus (30-35 minute walk to Huntsman Hall) than some other buildings, but there is a bus stop on the corner of Walnut and 17th St. and it's also very easy to catch a cab going down Walnut towards school. You can usually find 1-2 other people to split the cost of the cab with so that it's relatively the same as taking the bus. Because the building is new and has many amenities (roof deck, gym, lounge area, bike storage, cold storage, etc.) it is more costly than other similar buildings in the area, so if price is a key consideration you may want to consider other options. Also, management is generally easy to work with, but they have been restrictive in their policies (e.g. a month into the Fall semester they issued a building-wide rule limiting roofdeck guests to 5 per apartment). Overall a great building and you'd be hard pressed to find something better in the area.

New Old Building

Building is recently renovated so it is modern but still has it's old styling which is cool. The management company is still working out some kinks but they are mostly helpful. The policy around guests is restrictive and inconvenient and they charge you to rent of common areas which is a pain. Overall we really like the Icon.

Beautiful apartments with excellent amenities

The ICON opened for residents in 2014, and there's something to be said about living in a brand new apartment. I appreciate the hardwood floors and walk-through closet. The amenities in the building are excellent: a gym, several conference rooms, a movie room, and one of the best roof decks in Philly. While the building is a bit pricey, you get what you pay for.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
