Building Management Is Unethical and Untrustworthy

The Rittenhouse Claridge Management is unethical and immoral. They require residents to sign their lease as is with no changes and then they refuse to stand by their own words in their own lease. The Management clearly violated multiple clauses of their own lease written in clear simple language to which there were no alternate interpretations available. They refused to abide by their lease over and over and over, despite multiple infractions of the lease made by my neighbors repeatedly and frequently over an 11 month time period making my life a living h*ll.

Before moving in the building management does not disclose to prospective renters the weird issues with the HVAC systems. The entire building has to be switched from heat to A/C centrally and it is a process that takes several hours and that residents have no control over. That means for 2-3 months a year a bunch of the apartments are at temps that require A/C and the others are at temps that require heat and the residents have no control over it. So every year for 2-3 months there are a lot of people who are way too hot or way too cold and the residents can do nothing about it. The building management tells people who are too hot to open their windows, etc.

I was physically attacked (severely bitten) by a dog in my own hallway by a dog who lived across the hallway. When I reported this to the building manager, his immediate response was to ask me literally, “Well what do you want us to do about it?” No shock, no apology, no sympathy and definitely refusing to take any responsibility whatsoever, nor are they going to hold the resident dog owner responsible at all. It was left to me to call 911, PA Animal, Control and the PA Department of Health to report the attacking dog because the building did nothing.

I lived in the building for four and a half years an not once were the exteriors of my windows washed. Not one time in four and a half years and they were filthy.

Residents are not allowed into the package room if a delivery person or a building employee is putting packages into boxes. These package room closures are completely random in time and frequency, so when you have to pick up a package you never know if you are going to be able to get into the room or not. Many times I had to go to the package room 2 or 3 times to pick up a single package, because the package room was closed when I got there. There is really no reason at all for these random and frequent room closures and the residents hate them. Over the years this practice wasted my time many times and sometimes delayed me from picking up packages for multiple days.

Simple and Easy

The Rittenhouse Claridge is a relatively old but easy to live in apartment building. I have had no problems with management or tenants during my first semester at law school. The location is great for exploring downtown Philly and getting to school relatively easy by walking or taking a bus. I would definitely recommend this apartment to incoming students looking to live in center city.

Rittenhouse Square Apt with Lots of MBA and Law Students

Older building with updated units and on-site maintenance available 24/7. Great location with bus right to campus or ~30 min walk down Walnut St. Many dogs live in building and there is a very friendly staff of door-people.

Good building-- lots of families and older residents

Maintenance is very responsive and I don't have any material complaints about the building itself. There are a lot of elderly people living in the building who are sensitive to noise so that's something to consider. Also no in-unit laundry.

Location!

The best thing about the Claridge is definitely being right on the park. It’s only about a 15 minute walk to school, or the bus stop right outside takes you directly to the school!!

Building has 24/7 maintence and I got a newly renovated unit

Great location & value

Absolutely amazing location on the park. My place is great value in terms of the space I have, utilities and amenities I get, and location, of course; I haven't seen any other buildings in which you get what the Claridge provides at the same price point.

Amazing apartment

Really love living at the Rittenhouse Claridge! If you are looking to live in Center City, this is the best building to live in. Relatively affordable rent compared to other nearby properties + all utilities except internet and cable are included in the rent. 30 minutes from the hospital and located right next to two bus lines that will get you to the hospital/school in less than 15 minutes. Lots of amazing restaurants around. Easy to get around from here due to the many public transportation options around. Highly recommend!

Good location, terrible management team

For the price you pay, you can rent in other buildings in a similar location that are better renovated.

Management team is unresponsive and incompetent. Would not recommend, especially for international students

Thin walls

Very thin walls. Can hear the neighbour talking, coughing, watching TV, running water, flushing toilet. Can also hear the upstairs neighbours' footsteps.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
