Great apartment in Rittenhouse
The Beacon is a great apartment building in Rittenhouse. The location makes it convenient to get to campus by public transit or on foot. Plenty of restaurants, bars, and other spaces for social outings nearby.
The building itself is great, with large apartments and good amenities. Value-wise, it is hard to beat, but it is still on the higher end on a student budget.

A Superb Experience
The Beacon, and by extension Pearl Properties, is the best apartment I have lived in during my past eight years in Philadelphia. It has an awesome location in the center of the city, right next to the bus line that goes to Penn and the PATCO line that goes to Cooper. The building features a large theater room, amazing lockers, a gym, and an entire amenities floor with a balcony overlooking the neighborhood. There are fun social events every month with free food and drinks. There are no worries about roaches or mice, and the maintenance team has been extremely quick and effective whenever we need help with anything. With the exception of some construction last year, there is minimal noise despite the fact that we are facing the rear street. The leasing team is easy to work with, and the tenant relations team is superb. There’s also a water dispenser in our fridge, unlike at some other properties. It’s easy to take this for granted, but it truly makes life amazing.

Really happy with my Beacon apartment
I love living in the beacon, the apartment has big windows and great modern finishings, and the maintenance team is highly responsive. It’s also easy to get to class because it’s in front of the bus stop on walnut. I think it’s better value than some of the bigger buildings like 2040, and it still has about 20 first year Wharton students living in it.

Great spot just outside the Wharton bubble
Would recommend this building due to its great value for the price you pay and the modern apartments and amenities with a good amount of square footage. The property management company Pearl is fantastic to deal with, and they hire great people to work the 24/7 concierge. It's still within the Rittenhouse area but isn't typically crowded with other Wharton students which makes it a great place to escape to.

I love my apartment building! I live in a 1 bedroom, den with a partner. Rent amounts to $1300 per person. It is in a great location for food and city spots. It is a 12 minute bus from the law school and the bus stop is immediately outside the front doors of my lobby. The management is great, gym is nice, and views/ floor plan ideal! The one downside is it is pricey if you are living in a 1 bedroom or studio as one person.

Nicely renovated building with reasonable price. My unit has amazing floor to ceiling windows. Pearl Properties is great - responsive, throws a lot of free events, etc.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
