Love Living Here!!
The apartment location is unbeatable to the law school and is so convenient for attending events outside of class. It takes me approximately 2 minutes to get from my apartment into the law school, which has shown to be more beneficial than I could have known. The building is overall quiet and has food on the first level making it so I never really leave this small circle around the school. Management has been amazing. Also, lots of storage despite being a studio and love the updates they recently made!

Close to campus, food & transit
10/10 for location: literally across the street from Sullivan Hall and very close to transit, restaurants and medical facilities (for both humans & animals).
10/10 for view: on clear days, I can see The Mountain!
6/10 for affordability: rent is high and if renewing in the Summer months, rent will increase by close to 10%.
All in all, the building is great and many SU students live in the building making the building de facto student housing.
I live on the top floor with southern-facing windows which makes my apartment hotter during the Summer than it otherwise would be; the bonus is that my heating bill in the winter is almost non-existent!

It's Good
Very close to law school, and nice space. Had some issues with the application and getting internet set up but it all got figured out. Would recommend getting studio with the closet not the kitchen bar/sitting (if you are getting a studio)

Rianna Apartments - Solid Apartment Living
My living situation was important to me as I have two pets and it was a big move for me. The Rianna Apartments were a top choice for me just given how close to campus (and Sullivan Hall) it was and that they had a solid pet policy, plus it was close to Capitol Hill area. The application process was fairly easy, apartments had been renting fairly quickly so we jumped on ours as soon as we saw it was open. The apartment style was a great benefit as well, me and my roommate have our own space, our own bathrooms, and the kitchen and living room space is great, along with large windows. The spaces are well renovated, clean, and have good amenities (in-unit washer/dryer, dishwasher, smart-home equipment, etc.). Also, the management folks are nice and helpful, and it is a secure building!
Parking has been the biggest challenge living here. However, as a resident, you can apply for a City of Seattle Residential Parking Permit, which is free, allowing you to park in the Residential Parking Zone on nearby streets; it's not amazing because you may not always get parking on the street, but it definitely saves money. I did not know about that when moving here, so it is great info to have if you don't want to/are unable to pay for parking on-campus or at the apartment.

Rianna Apartment Review
This apartment is essentially the closest off-campus housing you can get - and you just cross the street to get to the law school. They are currently doing a lot of remodels to it, so the prices may rise. You also hear construction and 12th can be a very noisy road. However, I think that it is a safe area and has nice staff. You are also on Cap hill so you are surrounded by good food/drink places and instead of having to take a ride share home, you can just walk.

Rianna Apt. Review
They just rennovated a lot of the apartment rooms and it is in an amazing location. The management is friendly. I have not really interacted with others in the building (not a bad thing). Fairly thin walls so can hear people easily, but nothing too intense so far. Also, you are right on 12th so you will got a lot of street noise. But it is right across the street from campus.
Rent expensive though, but includes utilties (except for wifi). Also, this area in general has a hard time with having really fast wifi, and people in this building seem to struggle a bit with their wifi conneciton. However, it is still managable.
For work orders, the management team seems to be very on it in their response time and their transparency.
My apartment does not get direct sunlight, but it also depends on where your apartment faces.
