Rianna Apartment Review

This apartment is essentially the closest off-campus housing you can get - and you just cross the street to get to the law school. They are currently doing a lot of remodels to it, so the prices may rise. You also hear construction and 12th can be a very noisy road. However, I think that it is a safe area and has nice staff. You are also on Cap hill so you are surrounded by good food/drink places and instead of having to take a ride share home, you can just walk.

Rianna Apt. Review

They just rennovated a lot of the apartment rooms and it is in an amazing location. The management is friendly. I have not really interacted with others in the building (not a bad thing). Fairly thin walls so can hear people easily, but nothing too intense so far. Also, you are right on 12th so you will got a lot of street noise. But it is right across the street from campus.
Rent expensive though, but includes utilties (except for wifi). Also, this area in general has a hard time with having really fast wifi, and people in this building seem to struggle a bit with their wifi conneciton. However, it is still managable.
For work orders, the management team seems to be very on it in their response time and their transparency.
My apartment does not get direct sunlight, but it also depends on where your apartment faces.

Quiet and not far from Capitol Hill. Easy bus ride to UW PACCAR on the 48 route. Small restaurants, Safeway, Grocery Outlet within walking distance.
I have loved living in this area, close to my favorite bars, restaurants, and coffee shops. It is growing quickly and getting increasingly busy with new residents and increasing amounts of traffic. It is fantastic to live so close to the Central co-op and Trader Joe's though!
There is a lot of construction happening around this area, from condos to tear downs of old homes that are being replaced with modern cube town homes.
nice views,bus stop out front, close to freeways, close to Int'l District/Capitol Hill/Beacon Hill, grocery stores nearby, road noise from Jackson St.
Great location. On 13th ave, it feels safe and gives you a very neighborhood feel. Lots of beautiful trees and gardens along the road. 1-2 blocks away from tons of great restaurants, bars and coffee shops yet you don't get the noise of all that. Very close to Seattle U. Only thing that's a bit of a walk is a large grocery store, but easy drive if you have a car.
This house is right in between Cap Hill, Central District, Madison Valley and Madrona Park. Because of this you can go in any direction and have a completely new experience. There is always something to explore!
This side of Cap Hill used to be bad. But thanks to the construction of a retirement home across the street and replacing empty run down buildings with new construction, the area feels much better and more aligns with the higher end feel of the adjacent Madison Valley neighborhood. Its certainly a more quiet side of Cap Hill. More than one bus takes you to downtown. I just hope for more restaurants/bars in walking distance, since the local Thai is meh.
Too many techy gentrifiers but otherwise great and lots of trees, nice views, proximity to grocery stores, parks, and restaurants.
