Strategic Location, Recently Renovated, and Safe!

As a Penn Law student, I love living at 2400 Chestnut because of the strategic location and short commute to campus. I can get to/from class in 15 minutes walking and they also provide a shuttle bus in the morning. The apartment is spacious and recently renovated, and the management was been very responsive to any maintenance request/issue I've had. The gym, study rooms, and package room are also great amenities. I feel very safe here because we have a doorman at the front desk 24/7 and need to scan in to access the elevators.

One minor downside is that there is no in-unit laundry. Each floor has a laundry room with two washers/driers. On occasion, one of the three elevators will be down for maintenance, so it can take a bit longer to get up/down.

Love it

The apartment is amazing. It is in the best location- close enough to campus (about 15 minutes walking) but far enough that you have some distance. It is also in Center City where you have access to great shops and restaurants. It is also a few minutes away from 30th station and bus stops and transit stations.

Management in the building is fantastic, and if there are ever any maintenance problems, they are resolved immediately.

The only cons are it can be a noisy area because we are by the train tracks (especially at night with the freight trains- but if you close your windows all the way it is usually fine). There are problems with the elevators at times, and you cannot take long showers as the hot water will run out.

The views from the building are amazing. Also there is a lounge, gym, and secure package room for mail. The coincerege are all amazing and also make us feel safe.

Generally worth it for Penn students

Location and views make this extremely ideal, free printing is essential for law students. Also appreciate spaciousness of apartments and lots of other grad students in the building.

Value of amenities relative to price is lacking slightly, however the free shuttle to campus and walking proximity makes the cost worth it. Management also runs this place well.

This is a great modern building in an excellent location right next to the Schuykill river, walking distance to the law school and Rittenhouse. Great amenities and a nice recently-renovated gym.

2400 Chestnut - A+

As a former tenant of 2400 Chestnut, I cannot recommend the building enough.

I initially walked in for a tour with no expectations, as I had 2 other tours later that day. I never made it to those other tours and found my new home of two years in this building, and I had a great experience throughout my time living there. The building is in close proximity to everything I was looking for in Philadelphia, restaurants, bars, coffee shops, and some great independent local stores. Rosey's Tacos, and 1TPL are two of my favorites, and I'll be looking for an excuse to visit both since I now live outside the city.

2400 Chestnut has a 24 hour concierge, so there is always a familiar face any hour of the day. I've seen a few families in the building as well, and at no point did I feel unsafe in the building.

There was some construction noise early on, which has since ended. The construction was for some AMAZING new amenities that have been added to building such as a brand-new HUGE gym and a really cool lounge with private study rooms and an enormous TV. There is a brand-new package and mail room as well.

My apartment was great. I had a one bedroom that looked brand new when I moved in. Any issues big or small were handled by management/maintenance as fast as reasonably possible. All of the staff in the building are very nice and make an effort to get to know you as a person which I also appreciated.

Great location, great building, ran by great people. If you're on the fence, book a tour and see for yourself.

2400 Chestnut

We love 2400 Chestnut! There is a tight-knit community and very friendly staff and building manager. It's amazingly well-situated near the Schuyllkill river trail, many bus routes, Rittenhouse Square shops/restaurants, and a short walk from Penn/hospital campus.

Fitler Square Reviews

The location is unbeatable with close proximity to more action in Rittenhouse, the Schuylkill for running, and a short commute to school/the hospital. Trader Joe's is ~10 minute walk from my house, but there are also a few other smaller grocery stores nearby. It's a very family friendly area with folks of all different ages and tons of dogs.
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.
Pros: close to school as well as all the fun stuff downtown (Schuylkill River Trail, restaurants, bars, museums, theaters, shopping, you name it!); very safe even walking alone late at night; lots of other students here
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
