Great location

Solace is right next to a bunch of places on Peachtree St, so it is really fun to live there. There are bars, restaurants, and gyms. There are pet cleanup stations everywhere if you have a pet. Peachtree ST can be loud, but that's living in the city. The location is convenient to the highway.

Cheap Old building for the heart of Midtown

There are a lot of maintenance issues. While we've been here, there has been multiple flooding incidents in rooms next to us. (some which I know is not the residents fault, some that could be their fault). There was a big break-in incident where 30+ cars got broken into overnight when the door of the garage was broken. There are homeless people who get on the elevator to just ride it up and down. However, for this location, it is cheap. It is close to the Fox and in walking distance to any type of food you can think of, and many retail stores. Maintenance issues are to be expected since it's an old building and a good price compared to others in the area. And as long as you keep your personal door locked, and use precaution when getting on elevators and coming in and out of the building, safety can be improved.

Great location, old building

WHAT'S GOOD:

The location of Solace on Peachtree could not be beat! The entrance to the North Ave MARTA station is located directly across the street. I use it every day to get to work.

You're in the heart of Midtown, so there are plenty of bars, restaurants, grocers, pharmacies, you name it.

There are on-site events each month for residents that are free. (ex., Pizza & Beer Night, Breakfast to Go, Christmas Party, etc.)

THE FACTS:

The building does come with a gated parking garage for an additional $100/month. If you don't mind walking a bit, the lot across the street is half the price.

Laundry is on site, but you must pay for it.

Small workout facility.

Pets are allowed, but dogs must meet a certain weight limit, and there is an additional fee per month.

Utilities were previously included in the rent for a flat $190 (gas, water, trash, electric), but recently policies made by the parent company have changed that. Speaking of the parent company...

WHAT'S BAD

Solace staff are very friendly when you visit the office. However, the property owners, CF Lane, stir up quite a bit of trouble and create controversy among the residents (i.e., changing utilities prices in the middle of everyone's lease). Would definitely like to see this property come under new ownership.

Solace is one of the older buildings in Midtown, so there is constantly construction and maintenance issues with the building. Bugs can be a problem too.

OVERALL OPINION:

Location is what keeps me here, and Solace is one of the cheaper places you'll find in Midtown. If you can put up with the construction and flaky management, you'll be okay.

Great location, not so great everything else.

The location is great.. Building is old and could use alot of repair. Mangt is not very concerned and will get to it when they find time. They make it look all great when you tour but the apt you will get is way less quality then what you see. Make them show you the actual apartment.

Very walkable and you have everything within arm's reach.

Nighttime is very dependent on where you live, but there can be a lot of noise from street racing and other safety issues.

That being said, northern midtown is a great area and allows an easy commute to campus.
A lot of places to go, a lot of restaurants and supermarket walking distance.
The complex is less than several blocks shy of many of Atlanta's top-rated cafes and restaurants. Its also close the the Federal Reserve Bank of Atlanta, so that's very cool. Grocery store is nearby as well. It's a bit of a stretch to walk to the College of Business and further into GA Tech campus (7 blocks or more) but because of the distance not a lot of loud college students come here, so the building is always quiet. That's not to say there's no social scene here, the area surrounding plus the complex's activity room provide fun meet-up spots.
I love living in midtown - I can easily access great restaurants, my job, and my friends. Where I live, it is very safe. A few blocks down is a little seedier. I love living right by the park. There are relatively few vagrants. Cons, parking is expensive here. Amenities are kind of sub par. Major pro is no driving! I fill up my car maybe once every 2 months. I don't have to take many cabs. Close to Marta if I need it.
I love the location of this community. It is directly across from the Arts Center Marta station and has several restaurants that are in walking distance. The Marta station offers a free shuttle to Atlantic Station which is a 5 minute ride to great shopping and dining.
Best location in the city....Piedmont Park, concert venues, amazing restaurants..not much else you can ask for. Safe neighborhood and very dog friendly!
Midtown is better than it used to be, but still not a paradise of safety and contentment. One of the most (if not the most) walkable areas in Atlanta, there are at least three MARTA stations (North Avenue, Midtown, and Arts Center) to get you into the area, lots of bus lines, and the Eastern Beltline dividing us from ViHi. Great restaurants, some shopping (higher rents are driving a lot of places out), beautiful Piedmont Park - all great things.

Extremely LGBTQ friendly area, especially at the corner of 10th and Piedmont. More skewed towards gay men than lesbians, though.

Crime is something of a rollercoaster - things will seem great for a while and then there'll be a few armed muggings or house robberies and everyone freaks out. Pay attention to your surroundings and don't be afraid to call the police if you feel unsafe! Basic advice for anywhere in the city, really.
