Affordable Luxury

We love living at The Griffin. The units themselves have all been renovated and have a very functional layout. The building is located in a prime location with easy access to restaurants and bars that are frequented by Wharton students. The amenity spaces are lovely and make for great hosting. In hindsight, we wish we had gone with a larger floorplan as our unit can be tight at times, and the cost of a larger unit was well worth it with a better layout, higher end appliances, and more luxurious finishes.

The Griffin

Expensive, but finished well with great amenities. Building and units are maintained very well, and the walls are thick so you don’t hear neighbors at all.

Luxury living in center city

The Griffin offers fantastic amenities, the best apartment complex gym I have ever seen, quiet and spacious apartments, and top-notch concierge service.

Outstanding place to live

While most Wharton students stay west of Broad, I'm thrilled that I looked beyond the typical Rittenhouse Square buildings. The Griffin, on the corner of Broad and Chestnut, is a brand new building that has amazing amenities and is part of a very lively neighborhood. The building itself is well managed and typically if there are any issues they are resolved quickly. The two bedroom floorplans are actually quite spacious, though they can be a little lacking in sunlight. The Griffin also has the nicest apartment gym I've ever seen. The free weights go above 50 lbs, there is a fully functional yoga room, and the machines are functional enough that I've been able to actually replace my gym membership. The rooftop is one of the nicest views in Philadelphia and it's actually pretty active on weekends. It's a great space to grab a few drinks with friends or host a larger group for a party. Lastly, being right on Broad and Chestnut makes the Griffin very public transit accessible. I'm able to take the MFL right to campus, and can pretty mcuh get to any part of downtown Philadelphia within a 15 minute commute.

Very Happy with the Griffin

I love it here. Awesome location, high end amenities, incredible views, and friendly young professional neighbors. While the Griffin isn't cheap, it's still a much better deal than comparable options near Rittenhouse and the Midtown Village neighborhood has a lot more going on. Highly recommend!

Highly Recommend

I very much enjoy living at The Griffin as this is my second year living there. They provide exceptional amenities. The apartment homes are very modern and provide a great environment. The property management could be a bit more helpful but besides that I highly recommend it.

Very nice experience

Love the neighborhood, the building, the management and the amenities. Building is brand new - renovated (I am the first tenant of my apartment). In the Top Tier of best buildings in the city and at better price (and this without considering we got two free rent - months - unsure if this offer is still valid or was a first year promotion thing). The Rooftop is first in class. Amazing view of the city hall and the center city and great amenities - everything you could wish for. Perfect for hosting dinners. And having a golf simulator is great. Management is very nice and professional. The 2 bedroom - 2 bath is awesome - beautiful, big and luminous. Other appartments are also great but only issue is they have less light. Distance from campus is 30-35 minutes walk but the 15th St Trolley takes you to Campus in less than 12-15min door to door. Also best restaurant scene in Philly (13th st).

Very Happy New Tenants

Been living at the Griffin for a few months now, and the whole building is 5 stars!
First ones to live in the unit, so everything was perfect. Brand new appliances.
Maintenance requests have been handled seamlessly.
Amenities are great and well kept.
Property staff are amazing at their jobs!
Only drawback is lack of parking space or partnership with a local lot.

12th and chestnut is about the busiest part of center city you’ll find. Always something going on. Very close to many good restaurants and a few gyms. A block away from Jefferson and 3 blocks from Trader Joe’s.
It’s center city. People will scream and honk their horns all day and night relentlessly so it’s irritating but it’s overall a good place to live. People say it’s so dangerous here, and it’s honestly just as dangerous as pretty much anywhere else. Be aware of yourself and your surroundings at all times, and it’s always good to travel with a friend. It’s also very dirty here, and the air is very poor quality. And there are a LOT of bars around here so when you’re walking at night, the sidewalks are literally filled with drunk people and it’s quite annoying to have to push through them all the time because they don’t move when you say excuse me.
Lots of great restaurants, bars, gyms, pretty much anything you could want they have.

Great neighborhood that keeps on getting better. Lots of new restaurants have been added over the last year, and we have several great grocery options (i.e. Target, Mom's Organic, and if you want to walk a bit further, Whole Foods). It's easy to walk anywhere in Center City, and if you need to get a bit further, there are several public transit options nearby (Jefferson Station, Suburban, Broad Street Line, Market Frankford line).
Wonderful vibrant neighborhood that is also affordable especially relative to nearby options like Rittenhouse Square or Old City. Constantly has tons of new fast casual and fine dining restaurants offering a wide variety of price options. Between the Target, Mom's, and Reading Terminal, there are plenty of options for groceries/necessities that weren't there a few years back. Public transit is great - you can get across town easily by bus or train. If you need to get to NYC or somewhere on regional rail, Jefferson Station and Greyhound are right there as well. I'd strongly recommend Midtown Village if you're moving to Philly!
Best neighborhood in Philly - lots of amazing restaurants (i.e. Lolita, Zavino, Barbuzzo, Xiandu Thai, Masala Kitchen), several grocery options (i.e. Reading Terminal, Mom's Organic, Target, Everything Fresh), and multiple gym options nearby, easily public transit access, and you can walk to everything.

This area of Philly has become much nicer over the last few years, and with the 1213 Walnut building completed, the W Hotel wrapping up and The Ludlow apartments (i.e. Market East) being completed, I expect continued improvements over the next few years. If you are new to Philly, this is definitely the place to be!
Griffin is my first home here in Philly and I think was the perfect choice for me. I always feel safe, have a short walk to the Jefferson Station daily for work, can grab anything i need quickly from the Walgreens across the street, walk down Sansom for a quick bite to eat or 13th street for something a bit more sit-down. Mid-town in my experience over the past year is definitely a more residential, but still happening neighborhood of Philly -- and you get all the benefits mentioned out of the Griffin building. Thanks VeryApt for helping me settle in so smoothly into a new city !
